Qualifications

• Bachelor's degree in Real Estate, Finance, Economics, Architecture, or related field.
• MBA/MS in Real Estate/Finance or CFA preferred.
• 3–5 years in CRE investment analysis, development, private equity, or asset management.
• Experience with ground-up development and distressed assets.
• Advanced Excel; ARGUS Enterprise a plus; AI tools familiarity encouraged.

Responsibilities

• Development Underwriting & Modeling: Build and maintain dynamic financial models for ground-up developments and major redevelopments, including budgets, draws, sources and uses, and waterfall distributions.
• Asset-Specific Analysis: Underwrite across multifamily, retail, and office with rent rolls, CAM reconciliations, and leasing costs.
• Distressed Asset & Value-Add Evaluation: Analyze distressed assets and value-add opportunities, identifying restructuring plans and CapEx needs.
• Complex Problem Solving: Tackle complex CRE scenarios by identifying risk metrics and structuring capitalization models.
• Project Feasibility & Due Diligence: Conduct zoning, land-use and feasibility studies; coordinate with architects and contractors.
• AI & Automation Integration: Leverage AI tools and automation to streamline market research and underwriting.
• Market Research & Negotiation Support: Research Houston CRE markets to back negotiations and analyze tenant terms.
