Job summary

TalentSource360 LLC is seeking a Commercial Real Estate Development Specialist to guide projects from concept through approval and into construction. You will manage planning, permitting, and entitlement work for new builds and major renovations on a portfolio of commercial properties.

You will coordinate with architects, engineers, and authorities, ensuring schedules and budgets stay on track. Strong communication, organization, and problem solving are essential to drive successful outcomes.

Qualifications

• 3+ years of experience in commercial real estate development, construction project management, or permitting and entitlements.
• Hands-on experience managing permits for commercial new construction or large-scale renovation projects.
• Working knowledge of zoning codes, building codes, and municipal approval processes.
• Strong project management skills with ability to run several projects concurrently.
• Excellent communication and relationship-building with consultants, agencies, and stakeholders.
• Highly organized, detail-oriented, and proactive about solving problems.

Responsibilities

• Manage the planning and pre-construction phase of new builds and major renovations on existing commercial properties
• Lead the permitting process from start to finish, including preparing and submitting applications, tracking approvals, and resolving comments from jurisdictions
• Coordinate with architects, engineers, surveyors, land use attorneys, and other consultants to keep design and documents on schedule
• Work with local planning, zoning, building, and code officials, and represent projects at meetings and hearings as needed
• Do due diligence on zoning, site constraints, entitlements, and regulatory requirements
• Build and manage project schedules, budgets, and milestones for the pre-construction phase
• Track project status and report progress, risks, and recommendations to leadership
• Help hand off projects smoothly from planning to construction teams
• Keep detailed project records, permit logs, and documentation

Education

Bachelor's degree in Real Estate, Construction Management, Urban Planning, Architecture, Engineering, or a related field
