Verterra Property Management LLC is seeking a dependable Maintenance Technician to support a 200,000-square-foot commercial property in Miami, FL. The role requires hands-on preventive maintenance, routine repairs, and strong collaboration with management, tenants, and outside vendors.

Candidates should have HVAC experience, familiarity with property management software, and the ability to use mobile and computer-based systems.

Qualifications

• Minimum three years in commercial property maintenance or facilities.
• Strong HVAC maintenance and basic troubleshooting.
• Experience with electrical, plumbing, drywall, painting, and carpentry.
• Ability to diagnose and complete routine repairs independently.
• Familiarity with property management software and digital work-orders.
• Comfort with smartphones, tablets, email, and computer systems.
• Bilingual in English and Spanish preferred.

Responsibilities

• Complete tenant and property maintenance work orders promptly and professionally.
• Use property management or work-order software to receive, update, document, and close service requests.
• Upload photographs, notes, repair details, and updates through mobile or computer systems.
• Perform routine inspections and identify issues before they escalate.
• Communicate status, scheduling, materials, and unresolved issues to management.
• Coordinate with licensed vendors and contractors for out-of-scope repairs.
• Collaborate with cleaning staff to coordinate routine cleaning and trash removal.
• Assist with property cleanups in vacant suites, common areas, and exteriors.
• Report cleaning concerns, safety hazards, or illegal dumping to management.
• Verify cleanup work is completed and flag any remaining issues.
