Job summary

Solid Rock Recruiting is seeking an experienced Commercial Painting Estimator to join a well-established contractor serving Alexandria, Northern Virginia, Washington, D.C., and surrounding markets.

The role focuses on developing detailed estimates, preparing bid deliverables, supporting post-bid customer needs, and coordinating turnover to operations. Ideal candidates will be organized, analytical, and capable of building strong relationships with GC partners and vendors.

Qualifications

• Commercial painting estimating experience.
• PlanSwift estimating and takeoff software proficiency.
• Ability to read and interpret construction plans, specs and bid documents.
• Understanding of labor productivity, material coverage rates, and project cost development.
• Strong mathematical, analytical and problem-solving skills.
• Excellent written and verbal communication.
• Ability to manage multiple estimates to meet deadlines.
• Experience in commercial construction field or project management preferred.
• Degree in construction management, building science, or related field preferred but not required.

Responsibilities

• Review project plans, specs, addenda and bid requirements.
• Perform detailed takeoffs using PlanSwift.
• Estimate labor, materials, equipment, mobilization and other costs.
• Determine labor production rates for commercial painting scopes.
• Obtain and compare pricing from material, equipment and subcontractors.
• Prepare detailed estimates, scopes of work, exclusions and bid proposals.
• Incorporate direct costs, indirect costs, overhead and project support costs.
• Track bid dates and estimating assignments.
• Confirm project requirements and submission deadlines with customers.
• Participate in estimate reviews and present bids to leadership.
• Follow up with customers to obtain bid results and identify opportunities.
• Maintain bid volume records and outcomes.
• Review drawings for scope changes across plan sets.
• Support post-bid scope reviews and negotiations.
• Participate in project turnover meetings with operations.
