Job summary

Colonial Group in Norfolk, VA seeks an experienced General Manager to oversee a commercial office building. You will manage day-to-day operations, coordinate with tenants, and ensure adherence to the annual budget.

The role requires strong financial acumen, budgeting, CAM reconciliations, and vendor management. You will supervise staff, negotiate lease terms, and maintain a safe, professional environment for tenants and visitors.

Qualifications

• Strong financial acumen and experience preparing budgets, CAM reconciliations, or other financial reporting.
• Experience leading and developing teams and managing personnel across multiple functions.
• Familiarity with building systems, lease negotiation, documentation, and administration.

Responsibilities

• Direct day-to-day management of a commercial property.
• Discuss terms and scope of management services with tenants.
• Lead customer service program and interact daily with tenants, visitors, and employees to maintain a high-quality environment.
• Correspond with vendors to ensure satisfactory provision of services by contract documents.
• Employ or contract for security, maintenance, groundskeeping, and onsite management personnel.
• Direct the preparation of operating and financial reports including updates, variances, occupancy, and lease expirations.
• Collect specified rents and impounds.
• Direct bookkeeping or credit the client account for receipts and debits for maintenance costs.
• Recommend issuing checks for money due to vendors, tenants, and contractors.
• Arrange alterations or maintenance as specified in management services or lease.
• Prepare periodic inventory of building contents and forward to asset manager for review.
• Manage 1–8 employees in Building Maintenance.
• Directly supervise 1–4 employees.
• Carry out supervisory responsibilities by the organization's policies.
• Interview, hire, and train employees; conduct performance evaluations and address employee concerns.
