Commercial Construction Project Manager

Client: Client in Lake County, Ohio #2931PR
Location: Lake County, Ohio (with local travel to project sites)
Position Type: Full-Time, Monday–Friday, 7:30 AM–4:30 PM
Compensation: $70,000–$90,000 per year, commensurate with experience, plus bonus potential

About the Role

A client in Lake County, Ohio is seeking an experienced Commercial Construction Project Manager to plan, organize, and oversee commercial construction projects from initial planning through completion.

The Project Manager will lead cross-functional teams, manage project resources and schedules, and build strong working relationships with clients, subcontractors, vendors, architects, engineers, and internal teams. The successful candidate will help ensure projects are completed on time, within budget, and to established quality and safety standards.

Key Responsibilities
Project Oversight & Planning
  • Direct commercial construction operations from project initiation through completion.

  • Collaborate closely with project superintendents to manage master schedules, weekly reports, and day-to-day project operations.

  • Monitor project progress, milestones, schedules, and deliverables.

  • Identify potential issues and implement solutions to keep projects on track.

Contract & Financial Management
  • Negotiate vendor and subcontractor agreements in collaboration with the Project Manager Assistant.

  • Prepare baseline budgets, cost estimates, purchase orders, and subcontracts.

  • Manage client and subcontractor change orders.

  • Monitor project costs and budget performance throughout the project lifecycle.

  • Review invoices, commitments, and project expenditures.

Stakeholder Engagement
  • Maintain proactive communication with clients, architects, engineers, subcontractors, vendors, and internal project teams.

  • Conduct and participate in project meetings.

  • Address project questions, concerns, and issues in a timely and professional manner.

  • Develop strong, long-term professional relationships with project stakeholders.

Resource & Permitting Management
  • Determine and allocate manpower, equipment, and materials based on project requirements and budget constraints.

  • Coordinate procurement and delivery of materials and equipment.

  • Secure required local permits and licenses.

  • Coordinate with municipalities and other regulatory agencies as needed.

Compliance & Reporting
  • Ensure projects comply with applicable safety standards, legal requirements, building codes, and project specifications.

  • Track project progress and maintain accurate documentation.

  • Prepare comprehensive project status reports.

  • Monitor quality control and address deficiencies as they arise.

Qualifications & Experience
  • Experience: 3–5 years of commercial construction project management experience required.

  • Software: Proficiency with Microsoft Office 365 and Procore or comparable construction project management software.

  • Technical Knowledge: Strong understanding of commercial construction methodologies, materials, scheduling, estimating, and project management principles.

  • Education: High school diploma or equivalent preferred; coursework or a degree in Construction Management or a related field is a plus.

  • Leadership: Demonstrated ability to lead project teams and coordinate multiple stakeholders.

  • Contract Management: Experience with subcontractor/vendor negotiations, purchase orders, and change orders.

  • Problem Solving: Strong analytical and decision-making abilities.

  • Organization: Excellent time-management and organizational skills with the ability to manage multiple priorities.

  • Driver's License: Valid driver's license required for local travel to project sites.
