Job description

Commercial Construction Project Manager

Location: Winston‑Salem/Piedmont Triad, NC
Compensation: $100,000-$120,000+ base salary, depending on experience, plus substantial project-based bonus potential
Employment Type: Full-Time

About the Opportunity

We are recruiting on behalf of an established and highly respected commercial general contractor seeking an experienced Commercial Construction Project Manager to join its Winston‑Salem‑area team.

This is an opportunity for a proven commercial construction professional who wants more than simply managing a job from behind a desk. Our client is looking for someone who takes ownership, values long‑term client relationships, understands the full construction process, and wants to continue growing within an organization where advancement into future leadership roles is possible.

The Winston‑Salem team manages a diverse portfolio of commercial work throughout the Piedmont Triad with a particularly strong presence in healthcare and higher education construction. Projects range from smaller renovations and off‑campus healthcare projects to major institutional projects approaching or exceeding $100 million.

This position is ideal for a Project Manager who has spent the last several years actively running commercial construction projects and is ready to take the next step with a relationship‑driven regional general contractor.

What You'll Do

As a Commercial Construction Project Manager, you will take responsibility for projects from preconstruction and contract execution through closeout. Depending on project size and complexity, you may manage one large project or approximately 2 to 3 smaller projects in varying stages of completion.

Responsibilities include:

  • Manage commercial construction projects from startup through final completion and closeout
  • Develop and maintain strong relationships with owners, architects, engineers, subcontractors, and project stakeholders
  • Lead project planning, scheduling, budgeting, procurement, and cost control
  • Prepare and manage owner contracts, subcontract agreements, scopes of work, and purchase orders
  • Coordinate submittals, shop drawings, RFIs, change orders, and project documentation
  • Monitor project financial performance, including budgets, forecasts, cost projections, and project savings
  • Maintain project schedules and proactively address critical‑path issues
  • Coordinate closely with Superintendents and field teams to ensure projects are delivered safely, efficiently, and to quality standards
  • Manage subcontractor and vendor relationships throughout the project lifecycle
  • Lead owner and project team meetings and communicate project progress clearly
  • Identify risks early and develop solutions before they impact schedule, budget, or client satisfaction
  • Participate in project closeout, punch list completion, turnover, and final financial reconciliation
  • Support preconstruction and project pursuit efforts when needed
  • Maintain a high level of accountability and ownership without requiring excessive oversight
What We're Looking For

Our ideal candidate has built their career primarily within commercial general contracting and has meaningful experience personally managing projects—not simply supporting them as an Assistant Project Manager.

Required Qualifications
  • Approximately 5‑10+ years of commercial construction Project Manager experience
  • Strong preference for candidates with roughly 7‑10 years of direct PM experience
  • Experience working for a commercial general contractor
  • Demonstrated experience independently managing commercial construction projects
  • Strong understanding of contracts, subcontracts, submittals, RFIs, change orders, schedules, job costs, and project closeout
  • Experience managing relationships with owners, architects, engineers, subcontractors, and vendors
  • Ability to manage multiple priorities and, when appropriate, two to three projects in different phases
  • Strong communication, organization, financial management, and problem‑solving skills
  • Desire to remain hands‑on in project management while continuing to grow professionally
Highly Preferred Experience

Candidates with experience in any of the following will be particularly relevant:

  • Healthcare construction
  • Higher education / university construction
  • Institutional construction
  • CM at Risk projects
  • Design‑Build construction
  • Occupied‑facility renovations
  • Complex commercial renovations or additions
  • Large commercial or institutional projects

Experience working within a relationship‑driven construction environment is especially valuable. Much of our client's work is generated through repeat clients and negotiated opportunities rather than relying exclusively on hard‑bid construction.

The Right Fit

Technical construction knowledge matters, but this team is equally focused on finding someone who wants to build a career with the organization.

The strongest candidate will be someone who:

  • Takes ownership of their projects rather than simply processing paperwork
  • Understands both the field and business sides of construction
  • Is willing to roll up their sleeves when necessary
  • Builds trust with clients and project partners
  • Is humble, hardworking, and open to learning
  • Can operate independently without losing sight of team collaboration
  • Wants to continue developing into greater project and organizational leadership
  • Sees their next company as somewhere they can grow for the long term

This is not intended to be a purely administrative Project Manager position. The successful candidate will be actively engaged in driving the project, solving problems, managing relationships, and ensuring successful execution.

Project Portfolio

The Winston‑Salem/Triad team manages a diverse portfolio that includes:

  • Healthcare facilities and off‑campus medical projects
  • Higher education and university projects
  • Institutional construction
  • Design‑Build projects
  • CM at Risk projects
  • Commercial renovations and new construction

Project assignments vary significantly in size. A Project Manager may oversee several smaller projects in staggered stages or focus exclusively on a major project with additional project support.

Compensation & Project Bonus

The anticipated base salary for this position is generally $100,000–$120,000+, depending on the candidate's experience, project history, and overall level of responsibility.

In addition to base salary, the company offers a strong project-based incentive program tied to project performance and savings.

Why Consider This Opportunity?

This organization has built its reputation through long‑standing client relationships, quality commercial construction, and developing people internally.

For the right Project Manager, this position offers the opportunity to:

  • Manage meaningful commercial and institutional projects throughout the Piedmont Triad
  • Work with long‑standing healthcare and higher education clients
  • Join a lean organization where Project Managers have genuine ownership
  • Earn significant performance‑based project bonuses
  • Mentor developing construction professionals as your career progresses
  • Build toward future opportunities such as Senior Project Manager or Project Executive
  • Join a company focused on long‑term relationships rather than simply winning the next hard‑bid project
