Job summary

Socket.dev is seeking an experienced Construction Project Manager to lead entitlement, permitting, and construction efforts in Minnetonka, MN. This role will own budgets over $3M, coordinate design and procurement activities, and manage client communications from kickoff to closeout.

Responsibilities include leading meetings, negotiating contracts, mentoring junior PMs, and ensuring on-time, on-budget project delivery using Procore and Bluebeam. A valid driver’s license is required.

Qualifications

  • 5-7 years of construction project management experience
  • Budget management of $3M+
  • Strong negotiation and client-facing communication
  • Bachelor's degree in Construction Management, Real Estate, or Urban Planning
  • Driver's license required

Responsibilities

  • Develop, review and finalize construction documents for entitlement, permitting and construction.
  • Source and contract professional service agreements for design and engineering.
  • Manage schedules, budgets, RFIs, submittals, permits, and invoices.
  • Coordinate design drawings for procurement of structural steel with Supply Chain Manager.
  • Coordinate subcontractors/vendors; ensure compliance with contract requirements.
  • Communicate weekly project status to stakeholders.
  • Forecast monthly revenue, cost-to-complete, and margin protection and update project tracking software.
  • Audit document management and SOP creation for internal communication.
  • Lead all client meetings, progress updates, and contract negotiations; track metrics weekly.
  • Oversee procurement, submittals, subcontractor agreements, and pay apps.
  • Resolve conflicts, escalate risks, and mentor Jr. PMs

REPORTS TO: Director of Construction

HOURS: Full-Time, Monday through Friday

WORK LOCATION: Minnetonka, MN

COMPENSATION: $120k - $160k based on experience

  • Develop, review and finalize construction documents for entitlement, permitting and construction. Maintain an adopted ownership mindset throughout the design and construction process
  • Source and contract professional service agreements for design and engineering
  • Manage schedules, budgets, RFIs, submittals, permits, and invoices
  • Coordinate design drawings for procurement of structural steel with Supply Chain Manager
  • Coordinate subcontractors/vendors; ensure compliance with contract requirements
  • Communicate weekly project status to stakeholders
  • Forecast monthly revenue, cost-to-complete, and margin protection and update and review project tracking software
  • Audit document management services and creation of files for internal communication, and standard operating procedures
  • Lead all client meetings, progress updates, and contract negotiations. Responsible for project management metrics tracked on weekly basis
  • Oversee procurement, submittals, subcontractor agreements, and pay apps.
  • Resolve conflicts, proactively manage risk, and **escalate** when needed
  • Mentor Jr. PMs and delegate responsibilities effectively
REQUIREMENTS/QUALIFICATIONS
  • Strong negotiation and client facing communication skills
  • Proven ability to manage budgets of $3M+
  • Strong analytical and problem-solving skills
  • Construction Project Management experience (5-7 years)
  • Proficient with Microsoft Office 365, Procore, and Bluebeam
  • Bachelor's degree in one of the following or related areas: Construction Management, Real Estate, or Urban Planning
  • Driver's License (Required)
PHYSICAL REQUIREMENTS
  • Prolonged periods sitting at a desk and working on a computer
  • Must be able to lift up to 15 pounds at times
  • Moderate travel required
