Job summary

Service Specialists Ltd is seeking a Construction Project Manager to lead planning, coordination, and execution of construction projects from preconstruction through closeout. You’ll supervise schedules, budgets, documentation, safety, quality, and client communications to keep projects on track.

Responsibilities include coordinating subcontractors, vendors, and inspections, resolving field issues, managing change orders, and ensuring compliance with contract requirements and overall project

Qualifications

  • Minimum 10 years of verifiable construction experience, preferably managing commercial or similarly complex construction projects.
  • Thorough knowledge of construction methods, trades, sequencing, scheduling, contracts, and project documentation.
  • Demonstrated ability to manage subcontractors, budgets, schedules, change orders, and multiple project priorities.
  • Strong blueprint and construction document reading skills.
  • Excellent leadership, organization, problem-solving, written communication, and client-service skills.
  • Proficiency with Microsoft Office, including Excel, Word, Outlook, and Project; experience with P6 scheduling software and construction project management systems preferred.
  • Strong commitment to jobsite safety, quality, professionalism, accountability, and timely project delivery.
  • Ability to travel to assigned jobsites and work additional hours as necessary to meet project deadlines.

Responsibilities

  • Manage all phases of assigned construction projects from startup and mobilization through completion and closeout.
  • Develop, maintain, and monitor project schedules, budgets, cost projections, and overall project plans.
  • Coordinate subcontractors, vendors, consultants, field supervision, materials, equipment, and inspections to maintain project schedules.
  • Assist with budgeting, bidding, subcontractor selection, contract awards, purchase orders, and procurement.
  • Administer subcontracts, change orders, payment applications, invoices, insurance, bonds, and project cost tracking.
  • Serve as a primary point of contact with owners, architects, engineers, subcontractors, vendors, and governmental agencies.
  • Manage RFIs, ASIs, submittals, change orders, project documentation, and material procurement.
  • Lead subcontractor, preconstruction, scheduling, and project coordination meetings and participate in OAC progress meetings.
  • Work closely with Superintendents and field leadership to resolve construction conflicts, maintain labor forecasts, and coordinate project logistics and phasing.
  • Monitor subcontractor performance and ensure compliance with scope, schedule, quality, safety, and contract requirements.
  • Implement and maintain project-specific quality control and safety plans; identify deficiencies and ensure timely corrective action.
  • Coordinate permits, licenses, inspections, testing, and other jurisdictional requirements.
  • Prepare project status reports, forecasts, schedules, and other required documentation using project management software.
  • Manage punch lists, closeout documentation, final accounting, and successful project turnover.
  • Mentor and provide direction to Assistant Project Managers, interns, and other project team members as assigned.
