We are seeking an experienced Commercial Construction Project Manager to oversee commercial construction projects from preconstruction through final closeout. The ideal candidate will be responsible for planning, budgeting, scheduling, and managing all aspects of construction while ensuring projects are completed safely, on time, within budget, and to the highest quality standards.
The Project Manager serves as the primary point of contact for owners, architects, engineers, subcontractors, and internal project teams, fostering strong relationships and ensuring successful project delivery.
- Manage commercial construction projects throughout all phases, including preconstruction, estimating support, procurement, construction, and closeout.
- Develop and maintain detailed project schedules, budgets, and cost forecasts.
- Prepare, negotiate, and administer subcontractor agreements and purchase orders.
- Lead project kickoff meetings and coordinate all project activities with field supervision, subcontractors, and design professionals.
- Monitor project costs, approve invoices, track commitments, and manage job cost reporting.
- Identify project risks and proactively implement solutions to maintain schedule and budget.
- Review construction drawings, specifications, contracts, and project documents to ensure scope accuracy and constructability.
- Manage Requests for Information (RFIs), submittals, change orders, and project documentation.
- Coordinate permitting, inspections, and regulatory compliance requirements.
- Conduct regular jobsite visits to monitor project progress, quality, and safety performance.
- Work closely with Superintendents to ensure efficient project execution and scheduling.
- Lead owner meetings and provide regular project updates regarding schedule, budget, and progress.
- Maintain positive relationships with clients, subcontractors, suppliers, and project stakeholders.
- Ensure compliance with OSHA regulations, company safety standards, and local building codes.
- Oversee project closeout activities including punch lists, warranty documentation, owner training, and final turnover.
Qualifications
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
- 5+ years of experience managing commercial construction projects for a General Contractor.
- Proven experience managing projects ranging from $5 million to $50+ million preferred.
- Strong understanding of commercial construction methods, scheduling, budgeting, contracts, and project controls.
- Experience managing multiple projects simultaneously.
- Knowledge of local, state, and federal building codes and construction regulations.
- Proficiency with Microsoft Office Suite and construction management software.
