Salary Range: $75,000 - 115,000 (plus benefits)

TLW Construction, established in 1983, is seeking a motivated Ground Up Commercial Estimator to work with the VP of Preconstruction. The role involves assembling project bids for ground-up commercial projects ranging from $2 million to $20 million. We offer an excellent work environment and career growth opportunities.

Job Responsibilities:

• Create data-driven preliminary project budgets.
• Write subcontractor scopes and assist in project buyout.
• Manage the bid invitation process.
• Assist in subcontractor prequalification.
• Create project schedules for bid phases.
• Maintain clear communication and strong client relations.
• Qualify subcontractor RFIs and manage document control with the design team.
• Develop detailed, competitive project proposals and clarifications.

Minimum Qualifications:

• Bachelor’s degree in Engineering, Construction Management, or Business.
• Proficient in MS Office, especially MS Excel.
• Experience with scheduling software (MS Project or similar).
• Strong plan reading skills for civil, architectural, structural, and MPE designs.
• Excellent technical and communication skills.
• Ability to analyze complex project cost models.
• Experience with web-based project management tools (Procore a plus).
• Self-driven, organized, effective negotiator.
• Minimum 3 years of estimating or project management experience in commercial construction.
