Commercial Construction Estimator

Location: Greater Phoenix area

Salary Range: $75,000 - 115,000 (plus benefits)

TLW Construction, a reputable commercial general contractor established in 1983, is seeking a motivated and professional Ground Up Commercial Estimator to work with the VP of Preconstruction. The role involves assembling and organizing complete project bids for ground-up commercial projects ranging from $2 million to $20 million. Job Responsibilities:

1. Create data-driven conceptual preliminary project budgets
2. Write subcontractor scopes and assist project managers through buyout
3. Manage the bid invitation process from start to finish
4. Assist in subcontractor prequalification
5. Create conceptual and bid-phase project schedules
6. Maintain clear communication and strong client relations
7. Qualify subcontractor bid-phase RFIs and manage document control with the design team
8. Develop detailed, qualified, complete, and competitive project proposals and bid clarifications

Minimum Qualifications:

1. Bachelor’s degree in engineering, Construction Management, or Business
2. Proficiency in MS Office suite
3. Experience with scheduling software (MS Project or similar)
4. Strong plan reading skills for civil, architectural, structural, and MPE design
5. Excellent technical, writing, and communication skills
6. Ability to analyze complex project cost models
7. High proficiency in MS Excel
8. Experience with web-based project management tools (Procore a plus)
9. Self-driven, organized, and effective negotiator
10. At least 3 years of estimating or project management experience in commercial construction
