THIS IS NOT A REMOTE OR HYBRID POSITION. YOU MUST WORK IN OFFICE IN HOMEWOOD, ALABAMA. PLEASE DO NOT APPLY IF YOU DO NOT CURRENTLY LIVE WITHIN THE GREATER BIRMINGHAM AREA OF ALABAMA,

The Commercial Construction Estimator/Project Manager oversees projects from estimation to completion, ensuring accuracy, efficiency, and quality. Responsibilities include analyzing plans, preparing cost estimates, procuring materials, managing schedules, and coordinating with clients and subcontractors. This role also involves tracking change orders, mitigating risks, and maintaining clear communication to deliver projects on time and within budget.

Duties and Responsibilities

·Analyze and interpret architectural and engineering plans to determine the scope of work.

·Accurately estimate project costs, including labor, materials, and timelines, to prepare competitive bids.

·Perform detailed material take-offs to determine quantities and costs.

·Identify and quantify cost factors, including production time, materials, and labor expenses.

·Recommend value engineering solutions to enhance project profitability.

·Develop professional proposal documents and presentations for review and approval by senior management.

·Review plans and specifications to provide clear, trackable, and coordinated interpretations of design and construction documents.

·Attend phone and in-person appointments for estimates.

·Create and maintain a detailed project schedule to ensure timely completion.

·Assist in the development of project milestone schedules to align with client and team expectations.

·Communicate regularly with clients, engineers, architects, contractors, and subcontractors to ensure project success.

·Procure subcontractors, materials, and vendors within two weeks of contract award.

·Evaluate and address potential field or design problems, researching and developing solutions.

·Ensure all design and project information is effectively communicated to the field superintendent for seamless execution.

·Maintain a comprehensive log of project directives and change orders, tracking subcontractor changes and pricing adjustments.

·Prepare pricing for changes to project scope and ensure subcontractor scope changes are documented.

·Prepare and submit project budget updates to the President and VP of Operations as needed.

·Ensure clear and professional reporting for both work sites and the office.

·Understand and evaluate potential project risks to ensure cost-effectiveness and feasibility.

·Execute quality control activities following specified programs, using appropriate measuring and testing equipment.

·Attend weekly progress meetings with senior management to provide updates, discuss challenges, and propose solutions.

·Complete final punch list items and ensure all project deliverables meet quality standards.

·Maintain frequent communication with clients to provide updates and address concerns.

·Send final invoices and follow up for payment as needed.

·Always exhibit a professional attitude and demeanor, whether on the job site or in the office.

Qualifications

·College degree in construction or engineering is preferred but not required.

·At least 3-5 years construction estimating experience is REQUIRED.

·Broad experience in estimating commercial construction projects.

·Experience with use of Construction Management Software.

·Ability to read and interpret drawings and utilize estimating software to successfully produce estimates

·Ability to assume responsibility and to interface and communicate effectively with others.

·Knowledge of Microsoft Office Suite and Google Suite.

Requirements

·Staff are scheduled to work a minimum of 40-48 hours in a work week. Staff members are expected to report on time and work for the duration of their scheduled shift. Work hours may vary if other duties are required.

·Must have a clean driving record with a valid license.

·Must be able to pass a criminal background check.

·MUST LIVE IN THE GREATER BIRMINGHAM AREA TO REASONABLY COMMUTE TO WORK.

·MUST BE ABLE TO COMMUTE TO OFFICE ON SCHEDULED DAYS, MONDAY THROUGH FRIDAY.
