Qualifications

• 6+ years of commercial construction experience.
• Direct experience with waterproofing and/or joint sealants.
• Knowledge of budgets, submittals, procurement, scheduling, sequencing, and quality control.
• Ability to communicate effectively with general contractors and field leadership.

Responsibilities

Senior Project Manager – Commercial Waterproofing & Joint Sealants

The Opportunity

Solid Rock Recruiting is partnering with an established commercial specialty contractor seeking an experienced Senior Project Manager to join its Waterproofing and Joint Sealants division.

This is not a general painting or coatings PM position. The ideal candidate will bring direct experience managing commercial waterproofing, joint sealants, caulking, expansion joints, air barriers, or related building-envelope scopes on large commercial projects. Experience with major projects such as data centers, airports, and other complex commercial facilities is especially valuable.

The company has an established team and is looking for the right person rather than simply filling a seat. For a strong candidate, however, they are prepared to move quickly.

What You'll Do

This is a true project management position. Field supervision is handled by the superintendent team. The Senior PM will own the management and coordination side of the project, including:

• Manage commercial waterproofing and joint sealant projects from award through completion.
• Own project budgets, submittals, material selections, procurement, and documentation.
• Coordinate closely with project superintendents and field leadership.
• Attend meetings with general contractors and represent the company professionally.
• Manage project scheduling and sequencing.
• Oversee quality-control requirements and project deliverables.
• Ensure field teams have the correct materials, information, and resources.

What We're Looking For

The ideal candidate will have:

• 6+ years of commercial construction experience, preferably in a senior project management capacity.
• Direct experience with waterproofing and/or joint sealants.
• Knowledge of scopes such as caulking, expansion joints, air barriers, and related waterproofing systems.
• Experience managing large, complex commercial construction projects.
• Strong understanding of budgets, submittals, procurement, scheduling, sequencing, and quality control.
• Ability to communicate effectively with general contractors and field leadership.
• Estimating experience is a plus, but this position is primarily focused on project management.

Important: General commercial painting, drywall, or unrelated specialty-trade PM experience by itself will not be enough. The company is specifically seeking someone who understands the waterproofing and joint sealant trade.
