Job summary

LAUKOA provides mission-critical services and is seeking a CMMS Technician to manage asset records, work orders, and preventive maintenance at the Capitol Power Plant in Washington, DC. This full-time role runs Monday–Friday, 6:00 a.m. to 2:30 p.m., with telework possible only with COR approval.

Responsibilities include maintaining the CMMS database, entering data, distributing work orders, and generating regular reports for government stakeholders. A focus on safety and compliance is essential.

Qualifications

• At least one year CMMS experience managing assets, maintenance scheduling, and call orders.
• High school diploma required.
• Proficiency with CMMS; TMA experience preferred.
• Training in facility maintenance and service work.
• Familiarity with MEP systems and ability to read MEP drawings.
• Licenses/certifications valid on award.
• Tunnel-entry certificates for asbestos, confined space, heat stress; annual refreshers.

Responsibilities

• Maintain the TMA CMMS database and records.
• Enter asset, equipment information, tags, inspection sheets, and deficiency reporting.
• Enter Government requests and distribute work orders to technicians.
• Maintain photographs, specifications, manuals, inspection records and other docs.
• Analyze reports and prioritize deficiencies and corrective maintenance.
• Coordinate preventive maintenance and issue weekly alerts.
• Maintain inventories and evaluate new equipment/techniques.
• Communicate daily with Government reps, engineers, contractors, and vendors; prepare reports.
• Support Emergency Operating Plan and emergency response activities.
