Job Responsibilities
- Conduct all business in accordance with company policies and procedures, as well as applicable state and federal laws such as OSHA and ADA.
- Be available for maintenance emergencies 24/7 unless ill or on approved Time Off.
- Keep MSDS sheets current and accessible; maintain knowledge of laws and regulations regarding hazardous materials including solvents, flammables, caustics, and refrigerants.
- Perform additional duties as delegated by the Business Manager.
- Attend meetings as required by the Business Manager.
- Maintain an effective preventative maintenance program and current manuals for equipment.
- Review monthly utility invoices for irregularities; regularly inspect the property to ensure safety and proper occupancy.
- Monitor equipment for safe and efficient operation, and recommend improvements to mechanical systems.
- Promote good morale and team spirit among staff; oversee tenant improvement projects and contract services.
- Consult with the Business Manager on major repairs; maintain positive relationships with tenants.
- Perform other duties as necessary to provide quality service to clients and tenants.
Additional Responsibilities
- Ensure compliance with all relevant codes, regulations, and safety directives.
- Perform scheduled and unscheduled preventive maintenance.
- Review work orders, estimate time and materials, and order supplies.
- Assist with repairs including plumbing, roofing, HVAC, and other building systems.
- Respond promptly to emergencies and summon assistance as needed.
- Maintain, repair, and inspect specialized machinery and equipment.
- Conduct routine building and grounds inspections.
- Participate in on-call rotation for off-hours coverage unless ill or on PTO.
- Perform other related duties as assigned.
- Maintain excellent relationships with tenants and co-workers.
Requirements
- Proficient in using personal computers or PDAs for work orders, email, and training.
- Basic skills in Microsoft Office Outlook.
- Physical ability to stoop, stand, walk, climb stairs/ladders, and lift/carry loads of 50 lbs or more.
- Ability to wear safety equipment and perform tasks as directed via the work order system.
- Make decisions with a general understanding of procedures and company policies to meet deadlines.
Qualifications
- High School Diploma or GED required.
- Valid driver's license with proof of insurance.
- Knowledge of electrical, plumbing, fire safety, and air systems.
- Ability to read blueprints, schematics, and diagrams.
- Experience with power and hand tools.
