Job summary

CR Fitness Holdings is rapidly expanding its Crunch Fitness portfolio and seeks a seasoned Chief Development Officer to lead real estate strategy, site selection, and construction delivery across multiple markets. The role requires steering budgets, timelines, and ROI while partnering with executive leadership to identify new markets and optimize capital investment.

Qualifications

10+ years of progressive leadership in real estate development, construction, or multi-unit development.
Experience leading aggressive development and expansion for multi-unit consumer-facing organizations.
Proven ability to manage a high-volume pipeline from market identification through opening.
Strong commercial real estate background: site selection, LOI/lease negotiations, and deal economics.
Extensive understanding of construction management, timelines, permitting, budgeting, and capital planning.
Proven experience managing significant development and capital expenditure budgets.
Strong financial acumen to evaluate ROI and investment decisions.
Demonstrated ability to build and lead Real Estate and Construction teams.
Strong negotiation, communication, and executive presentation skills.
Ability to travel regularly to current and future markets.

Responsibilities

Develop and execute long-term development strategy aligned with growth objectives.
Lead development pipeline across existing and emerging markets.
Set annual and multi-year plans, budgets, timelines, and metrics.
Provide executive oversight of Real Estate and Construction functions.
Build scalable processes to support portfolio growth.
Advise CEO on development opportunities, risks, and market expansion.
Lead market planning and real estate strategy for new clubs.
Oversee site selection, market analysis, and deal pipeline.
Negotiate LOIs and leases with internal/external resources.
Evaluate locations based on demographics, economics, and market potential.
Maintain relationships with landlords, developers, brokers, and municipalities.
Present opportunities to executive leadership for approval.
Oversee construction planning, budgeting, scheduling, design coordination, permitting, and execution.
Ensure projects meet timelines, budgets, and brand standards.
Collaborate with architects, engineers, vendors, and stakeholders.
Identify risks and resolve issues impacting cost/schedule/openings.
Improve construction processes for speed, quality, cost efficiency.
Monitor development costs and ROI, budgets vs actual.
Provide regular development reporting and forecasting.
