Job description

Provide formal supervision to individual employees within a single functional or operational area. Approve subordinate recommendations for staff recruitment, selection, promotion, advancement, corrective actions, and termination. Efficiently recommend these for review and approval by next-level management. Plan and supervise appropriate staffing levels and labor utilization, including outside of normal business hours. Prepare and deliver performance appraisals for staff. Mentor and coach team members to develop competencies. Lead by example and act in a manner consistent with the company's values.

What you'll do
  1. Coordinate maintenance efforts with outside contractors, tenant finish personnel, and technicians. Oversee all building systems including fire/life safety, plumbing, HVAC, and electrical issues, remaining current with the latest HVAC technology trends.
  2. Maintain ongoing communication with tenants, clients, owners, facility management, and vendors.
  3. Assist in soliciting and acquiring new management, maintenance, and repair service contracts. Coordinate the development and maintenance of as-built drawings.
  4. Respond promptly to all emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
  5. Implement and coordinate inventory control programs and purchase parts and supplies.
  6. Establish and oversee programs to ensure compliance with applicable codes, regulations, government agencies, and company directives related to building operations.
  7. Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
What you'll need

Knowledge and understanding of applicable practices, techniques, laws, project controls, and environmental regulations, including safety laws.

Universal CFC/EPA certification is required. Additional certifications in three or more of the following areas are preferred: HVAC, electrical, mechanical, refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Licenses or certifications required by local or state jurisdictions should be obtained.

Basic knowledge of financial principles and ability to perform intermediate calculations such as percentages, discounts, and commissions. Capable of conducting detailed financial analyses.
