Job Summary
The Chief Building Engineer is responsible for the daily operations of a property portfolio, including HVAC, plumbing, electrical, other mechanical systems, fire and safety systems, LEED, and EnergyStar implementation and tracking. This position ensures all mechanical systems are operational and safe, working with the Director of Building Engineering, Property Manager, or Facilities Manager to develop and manage annual repairs and maintenance budgets. The Chief Building Engineer will also mentor engineering staff and manage vendors to coordinate preventative maintenance, tenant improvements, and special projects.
Duties And Responsibilities
- Provide exceptional customer service to clients
- Train and mentor less experienced Building Engineers and participate in interviews
- Receive proposals, select vendors, negotiate service contracts, and assist in developing and managing the facility's expense budget
- Review and approve construction drawings before work begins
- Oversee tenant or building improvement projects in compliance with regulations and codes
- Manage facility assets and energy systems for operational efficiency
- Track and manage electrical and water consumption, including tenant bill back
- Create and oversee preventative maintenance schedules and work completion
- Supervise daily work orders and projects
- Order parts as needed
- Ensure compliance with fire and safety codes
- Manage tool inventory and company vehicles used by maintenance staff
- Ensure hazardous waste management compliance in collaboration with the Safety Department
- Develop safety and accident prevention programs
- Create procedures and job aids for all equipment
- Perform additional tasks as needed
Desired Skills And Experience
- Proficiency in Microsoft Word, Excel, and Outlook
- Knowledge of HVAC systems, controls, operation, repair, and preventative maintenance
- Basic electrical system troubleshooting skills
- Thorough knowledge of plumbing systems
- Ability to work independently and in teams
- Organizational skills to prioritize tasks and meet deadlines
- Effective communication skills
- Flexibility to adapt to changing schedules and priorities
Qualifications
- High School diploma or equivalent; 2-year technical accreditation preferred
- At least 10 years of property and/or facilities maintenance experience
- Construction management experience preferred
- Personnel management experience preferred
- Valid driver’s license with a clean record
- LEED AP Operations + Maintenance certification preferred
- EPA Refrigerant Handler License required
- NATE Certified HVAC Technician
- Refrigeration Operating Engineer or Stationary Engineer License required

- Ability to participate in job walk-throughs involving climbing ladders and other physical tasks
- Stand or walk for 85% of the time; work on uneven terrain included
- Good vision, hearing, and clear speech
- Ability to sit, stand, bend, and perform repetitive hand motions
- Lift up to 25 pounds routinely, with occasional lifts of 50-75 pounds
- Extended work hours when necessary
- Availability for 24/7 on-call rotation
