About the role

Provide formal supervision to individual employees within a single functional or operational area. Approve staff recruitment, selection, promotion, advancement, corrective actions, and termination recommendations. Plan and supervise staffing levels and labor utilization, including outside of normal hours. Prepare and deliver performance appraisals, mentor, and coach team members to develop competencies. Lead by example and act in accordance with the company's values.

What you'll do
  1. Coordinate maintenance efforts with outside contractors, tenant finish personnel, and technicians. Oversee all building systems including fire/life safety, plumbing, HVAC, and electrical systems, remaining current with the latest HVAC technology trends.
  2. Maintain ongoing communication with tenants, clients, owners, facility management team, and vendors.
  3. Assist in soliciting and acquiring new management and maintenance/repair service contracts. Coordinate the development and maintenance of as-built drawings.
  4. Respond promptly to emergency situations such as fire, evacuation, equipment failure, etc., and address customer concerns.
  5. Implement and coordinate inventory control programs and purchase parts and supplies.
  6. Establish and oversee programs to ensure compliance with applicable codes, regulations, government agencies, and company directives related to building operations.
  7. Applicants must be authorized to work in the United States without visa sponsorship now or in the future.
What you'll need
  • Knowledge of applicable practices, laws, project controls, and environmental regulations, including safety laws.
  • Universal CFC/EPA certification required. Additional certifications in HVAC, electrical, mechanical, refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair are preferred.
  • Certifications/licenses as required by local or state jurisdictions.
  • Reasonable knowledge of financial principles, ability to perform financial analysis, including calculating percentages, discounts, and commissions.
