About The Role

Provide formal supervision to individual employees within a single functional or operational area. Approve subordinate recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination. Plan and supervise staffing levels and labor utilization, including outside normal business hours. Prepare and deliver performance appraisals. Mentor and coach team members to develop competencies. Lead by example in alignment with company values.

What you’ll do
  1. Coordinate maintenance efforts with contractors, tenant finish personnel, and technicians. Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical, staying current with the latest HVAC trends.
  2. Maintain communication with tenants, clients, owners, facility management, and vendors.
  3. Assist in soliciting and acquiring new management and maintenance/repair service contracts. Develop and maintain as-built drawings.
  4. Respond promptly to emergencies such as fires, evacuations, and equipment failures.
  5. Implement inventory control programs and purchase parts and supplies.
  6. Ensure compliance with applicable codes, regulations, and directives related to building operations.
  7. Applicants must be authorized to work in the U.S. without visa sponsorship now or in the future.
What You’ll Need

Knowledge of practices, laws, project controls, and environmental regulations, including safety laws.

Universal CFC/EPA certification is required. Additional certifications in HVAC, electrical, mechanical, refrigeration, process controls, or related fields are preferred. Local or state licenses may also be required.

Basic understanding of financial principles, ability to perform financial analysis, and calculate percentages, discounts, and commissions.
