Job summary

Doorvest is seeking a General Manager to own the Oregon market, focusing on Bend and Redmond. You’ll ensure homes are well maintained, handling owner/tenant requests and driving fast turnovers with our Central Operations team supporting you.

You will also lead leasing coordination, manage local vendors, and build a strong local operations bench while staying compliant with Oregon landlord‑tenant laws. This role is ideal for a hands‑on leader who thrives in a hybrid schedule.

Qualifications

• 5+ years in property management or residential real estate operations, with real single-family or scattered-site experience — not only on-site multifamily.
• 3+ years leading teams, with a track record of hiring, coaching, and holding people to a standard.
• Experience running distributed operations — work happening at dozens of addresses at once, through people you do not sit next to.
• Working knowledge of Oregon landlord‑tenant law, and the judgment to know when to call counsel.
• Genuine knowledge of Central Oregon: which neighborhoods rent, what they rent for, and which vendors are worth calling.
• Able to be mobile throughout central Oregon, with most homes centered in Redmond or Bend
• Software‑flexible: comfortable in property management software and new tools, and quick to adapt when we change the stack
• High ownership and a bias toward action — as comfortable in a vacant house as on a video call
• Based in or near Bend or Redmond, working a hybrid schedule of three days per week in market; other Central Oregon locations considered. Valid driver’s license and reliable transportation, and comfortable with a flexible schedule, including the occasional evening or weekend as the business requires.

Responsibilities

• Own the performance of the Central Oregon market — occupancy, turn time, maintenance quality, cost, and owner and tenant satisfaction.
• Keep every home in the market well maintained. You own the condition of the portfolio, not just the open work order list.
• Dispatch local vendors and maintenance technicians day to day, and hold them to cost, quality, and turnaround.
• Own turnovers end to end: move‑out inspection, scope, work orders, and getting the home rent‑ready and listed quickly.
• Resolve owner and tenant maintenance and home requests. You are the local face of Doorvest and the escalation point when something goes wrong.
• Support leasing: show homes when needed, run standups with local leasing agents, and keep applications and move‑ins moving.
• Build and manage the local vendor bench: source, onboard, price, and performance‑review the contractors and technicians who do the work.
• Lead and grow the local team, and partner with Central Operations so centralized work stays centralized and local work stays with you.
• Keep the market compliant with Oregon landlord‑tenant law (ORS Chapter 90), including the statewide rent cap, just‑cause termination rules, and the notice requirements that come with them, along with local habitability and inspection standards.
• Work in our systems and live in the data, and give Central Operations the operator feedback that improves the tooling.
