Job summary

Melan Property Management seeks a Building Maintenance Engineer Technician II or III in North Bethesda to operate, maintain, repair, and improve commercial building systems. This mid-level role requires proactive problem-solving and strong technical knowledge to ensure building integrity and tenant satisfaction.

Responsibilities include HVAC, electrical, plumbing repairs, preventative maintenance, coordinating contractors, monitoring BMS, keeping logs, and supporting energy-efficiency

Qualifications

• High school diploma or GED required; trade/tech certification preferred.
• 5–7 years of hands-on experience in commercial building maintenance or facilities management.
• Strong knowledge of HVAC, electrical, plumbing, and fire/life safety systems.
• Proficient in reading blueprints and maintenance manuals.
• Able to work independently and handle multiple tasks in a fast-paced environment.
• Valid driver's license and reliable transportation.

Responsibilities

• Perform advanced troubleshooting, diagnostics, and repairs on HVAC, electrical, plumbing, and mechanical systems.
• Conduct preventative maintenance and inspections of all building systems.
• Coordinate and supervise third-party contractors on-site.
• Monitor building management systems (BMS) and respond to work orders and emergencies.
• Maintain maintenance logs, equipment inventories, and compliance reports.
• Support sustainability and energy-efficiency initiatives.
• Participate in after-hours on-call rotation and respond to emergencies.
