Building Maintenance Systems Inc. (BMSI) in Annapolis, MD seeks a Maintenance Technician to perform building operations, electrical, plumbing, HVAC, and related trades within a condominium building.

You will partner with the property management team to execute preventive maintenance and respond to service tickets, maintaining a safe tenant environment. We offer growth opportunities, a competitive hourly rate, and benefits including medical, dental, vision, and a 401(k) plan.

Qualifications

• 1–3 years maintaining equipment and systems in condominium buildings.
• Demonstrated mechanical skills with HVAC equipment.
• Experience in operating, troubleshooting, maintaining, installing and repairing equipment.
• Basic tech skills for work orders on mobile devices and BMS/EMS.
• Must communicate effectively in English and have reliable transportation.
• Universal CFC certification is required.

Responsibilities

• Perform building and systems inspections and modify building systems as needed.
• Complete preventive and corrective maintenance requests professionally.
• Coordinate with vendors to complete contracted work orders.
• Maintain records, reports and evaluations; provide maintenance recommendations.
• Identify and help order parts and supplies as needed.
• Manage Building Management System (BMS)/Energy Management System (EMS) as directed.
• Keep engineering spaces and mechanical rooms clean and organized.
• Follow safety rules and perform related work as required.
