Job summary

The James Skinner LLC is seeking a Building Systems Technician in Omaha, NE to maintain and improve the functionality, safety, and cleanliness of facilities. You will inspect HVAC systems, operate ammonia refrigeration, boilers, and air systems, and keep detailed service records.

Ideal candidates have 3+ years in facilities maintenance, strong mechanical aptitude, and a commitment to safety. On‑site role with potential for after hours and on-call work, supporting renovations and energy

Qualifications

  • Strong knowledge of building systems and maintenance procedures.
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Basic knowledge of safety regulations (OSHA).
  • Effective communication and problem-solving skills.
  • Ability to work independently and as part of a team.
  • Physically able to perform tasks including lifting up to 50 lbs, climbing ladders.
  • Basic computer skills (CMMS, email, spreadsheets).
  • Working knowledge of HVAC systems, ammonia refrigeration, boilers, air compressors, plumbing, and electrical systems.
  • Ammonia refrigeration experience and/or RETA certification strongly preferred.
  • Boiler Operator Certification or ability to obtain one.

Responsibilities

  • Inspect, troubleshoot, repair, and maintain HVAC systems and controls.
  • Regular filter changes and documentation compliance.
  • Operate and maintain ammonia refrigeration systems safely.
  • Maintain boilers, steam or hot water systems.
  • Service compressed air systems and timing of PM schedules.
  • Repair plumbing systems, water lines, drainage, fixtures.
  • Perform light electrical work and low-voltage wiring.
  • Maintain building automation systems and alarms.
  • Complete preventive maintenance schedules and records.
  • Respond to maintenance requests and emergencies.
  • Ensure compliance with safety policies and standards.
  • Support projects, renovations, and energy efficiency initiatives.

Position Summary:

The Building Systems Technician is responsible for maintaining the overall functionality, safety, and cleanliness of buildings, equipment, and systems within the organization. This includes performing routine inspections, responding to maintenance requests, conducting repairs, and supporting facility improvement projects. The ideal candidate has a strong mechanical aptitude, hands‑on experience in building maintenance, and a commitment to workplace safety.

Duties and Responsibilities:
  • Inspect, troubleshoot, repair, and maintain HVAC systems, including rooftop units and controls.
  • Regular filter changes on all HVAC systems. Keep all documentation up to date and in compliance with food safety standards.
  • Operate and maintain ammonia refrigeration systems in accordance with applicable safety standards and regulations.
  • Perform routine maintenance and inspections on boilers and related steam or hot water systems.
  • Service and maintain compressed air systems, ensuring optimal performance and uptime.
  • Conduct repairs and installations related to plumbing systems, including water lines, drainage, and fixtures.
  • Perform light electrical work, such as replacing switches, outlets, lighting, and low-voltage wiring.
  • Complete preventive maintenance (PM) schedules and keep detailed service records.
  • Monitor and respond to building automation systems and alarms.
  • Maintain a safe, clean, and organized work environment.
  • Ensure compliance with all company policies, procedures, and safety regulations.
  • Support special projects, renovations, and equipment upgrades as needed.
  • General repairs of the manufacturing facilities, temporary or permanent, as required.
  • Respond promptly to maintenance service requests and emergencies.
  • Conduct regular inspections of the premises to identify and resolve issues proactively.
  • Maintain building systems, including fire alarms, security systems, and access control.
  • Maintain records of maintenance activities, repairs, and inspections.
  • Ensure compliance with health and safety regulations and company standards.
  • Work with vendors and contractors for specialized repairs or installations.
  • Support energy efficiency and sustainability initiatives.
Skills, Experience, and Qualifications:
  • Strong knowledge of building systems and maintenance procedures.
  • Ability to read and interpret technical manuals, blueprints, and schematics.
  • Basic knowledge of safety regulations and best practices (OSHA, etc.).
  • Effective communication and problem‑solving skills.
  • Ability to work independently and as part of a team.
  • Physically able to perform tasks including lifting (up to 50 lbs), climbing ladders, and standing for long periods.
  • Basic computer skills (CMMS, email, spreadsheets).
  • Working knowledge of HVAC systems, ammonia refrigeration, boilers, air compressors, plumbing, and electrical systems.
  • Ammonia refrigeration experience and/or RETA certification strongly preferred.
  • Boiler Operator Certification, or the ability to obtain one within reasonable time.
  • High school diploma or equivalent; technical or vocational training preferred.
  • 3+ years of experience in facilities maintenance or related trade (e.g., electrical, HVAC, plumbing).
Physical Environments:
  • Industrial or commercial facility environment.
  • On‑call availability may be required for after‑hours emergencies.
  • Exposure to varying temperatures, noise, dust, and chemicals.
  • Use of hand and power tools required.
  • May require use of PPE, including respirators, gloves, and protective eyewear.
Schedule
  • Full‑time position; may require evenings, weekends, and on‑call rotations depending on business needs.
