Job Title: Full-time Building Superintendent
Location: Allentown (Operated by County of Lehigh)
We are seeking a dedicated and detail-oriented individual to join our team as a Building Supervisor. This job involves managing and planning maintenance activities for Skilled Nursing facility. You will oversee a team of maintenance and trades staff. While you may perform some maintenance tasks, your main role is to ensure the team completes the work. This position is unique because it holds full responsibility for all building management and maintenance. You will report to a higher-level technical or administrative manager.
- Full-time Monday-Friday 8a-4p
Required Knowledge, Skills & Abilities
- Preventive Maintenance: Plan and schedule preventive maintenance programs. Inspect the facility to identify maintenance and repair needs. Organize tasks based on workflow, availability of supplies and personnel, and potential delays. Estimate labor and material costs for ongoing programs and provide budget-related information. Decide when to use contracted personnel and draft necessary specifications or contracts.
- Team Management: Plan, assign, and review work for in-house staff handling grounds, building, and mechanical maintenance. Ensure work meets instructions and standards. Inspect completed jobs for quality and compliance. Meet with staff to discuss progress, challenges, and issues. Handle personnel management, including hiring, discipline, evaluations, and promotions.
- Emergency Repairs: Respond to emergency repair calls for plumbing, electrical, or equipment issues. Arrange for temporary or permanent repairs. Conduct regular maintenance and oversee contracted crews. Define, inspect, and coordinate work with contractors.
- Construction Oversight: Review plans for new buildings or major alterations. Recommend maintenance and operation plans before and during construction. Inspect ongoing construction and repair work for quality and compliance.
- Additional Duties: Perform other related tasks as needed.
Acceptable Training/Experience & Education
- Strong understanding of building maintenance goals and practices, including carpentry, electrical, painting, plumbing, and safety precautions.
- Familiarity with building codes and regulatory requirements.
- Basic supervisory skills.
- Ability to learn local codes and regulations for building and mechanical trades.
- Skill in inspecting and correcting work done by contractors.
- Ability to read, interpret, and prepare building plans and specifications.
- Strong interpersonal skills to work effectively with colleagues, contractors, facility users, and agency representatives.
- Ability to maintain records and submit reports.
- High school diploma or equivalent.
- Three to four years of experience in building maintenance or construction, with significant work in at least two trades at a journeyman or foreman level.
- Or an equivalent combination of education and experience providing the required knowledge and skills.
