FM & HVAC Recruitment Inc is seeking a Building Controls Technician for a specialized, single-site facility in Texas. You will maintain, troubleshoot, program, and optimize BAS/BMS and HVAC control systems to support critical environmental operations.

The ideal candidate has 4+ years in BAS/BMS with an electrical background and a strong ability to diagnose complex issues independently. A day-shift schedule and potential for a 4-day, 10-hour week are offered.

Qualifications

• High school diploma or GED.
• 4+ years of experience programming, commissioning, diagnosing, operating, and/or repairing BAS/BMS systems.
• Experience with HVAC-related programming and software applications.
• Strong electrical background; conduit, wiring, and terminations preferred.
• Experience calibrating control panels and field devices.
• Knowledge of HVAC controls and building automation systems.
• Ability to troubleshoot complex control-system issues independently.
• Ability to obtain and maintain federal security clearance for restricted areas.
• Willingness to participate in a rotational on-call schedule.

Responsibilities

• Maintaining, troubleshooting, programming, and optimizing BAS/BMS and HVAC control systems.
• Operate, monitor, and diagnose BAS, BMS, and HVAC control components.
• Program sequences of operation, setpoints, schedules, alarms, trends, and control logic.
• Monitor system performance via graphical interfaces, dashboards, alarms, and trends.
• Troubleshoot environmental control issues including temperature, humidity, and airflow.
• Calibrate and replace sensors, transmitters, actuators, and controllers.
• Read drawings and wiring diagrams; support installation and commissioning.
• Coordinate with facilities staff and outside contractors; respond to BAS alarms and failures.
• Participate in preventive and predictive maintenance; seek reliability improvements.

What You’ll Be Doing

As the HVAC Building Controls Technician, you’ll be responsible for maintaining, troubleshooting, programming, and optimizing building automation and HVAC control systems.

Your responsibilities will include:

• Operating, monitoring, troubleshooting, and maintaining BAS, BMS, and HVAC control systems.
• Diagnosing issues involving sensors, actuators, valves, dampers, controllers, VFDs, and other control components.
• Programming and configuring digital control systems, including sequences of operation, setpoints, schedules, alarms, trends, and control logic.
• Monitoring system performance through graphical interfaces, dashboards, alarms, and trend data.
• Troubleshooting temperature, humidity, pressure, airflow, ventilation, and other environmental control issues.
• Calibrating, testing, and replacing sensors, transmitters, actuators, thermostats, and other control devices.
• Troubleshooting building automation communication networks and protocols, including BACnet, Modbus, and Ethernet/IP.
• Assisting with the integration and commissioning of new HVAC equipment and controls.
• Reading and interpreting control drawings, wiring diagrams, sequences of operation, equipment submittals, and technical documentation.
• Supporting installation, startup, commissioning, and functional testing.
• Working with HVAC technicians, electricians, engineers, contractors, and other facilities personnel.
• Coordinating with outside controls contractors and verifying completed work.
• Responding to BAS alarms, HVAC control failures, and environmental conditions that could affect critical operations.
• Performing preventive and predictive maintenance.
• Identifying opportunities to improve reliability, energy efficiency, equipment performance, and occupant comfort.
• Participating in a rotational on-call/emergency response schedule as required.

The ideal candidate will have:

• High school diploma or GED.
• Approximately 4+ years of experience programming, commissioning, diagnosing, operating, and/or repairing BAS/BMS systems.
• Experience with HVAC-related computer programming and software applications.
• A strong electrical background; experience running conduit, wiring, and making terminations is preferred.
• Experience calibrating control panels and field-level devices.
• Knowledge of HVAC controls and building automation systems.
• Ability to troubleshoot complex control-system issues independently.
• Ability to obtain and maintain required federal security clearance for access to specialized areas.
• Willingness to participate in a rotational on-call schedule, which may include nights and weekends.
