Job summary

360care in Louisville, KY is seeking a Facilities Maintenance Manager to oversee daily operations of building maintenance, equipment, and property. You will manage preventive programs and coordinate with vendors to ensure timely, compliant repairs and cost control.

You will supervise HVAC, plumbing, electrical systems and safety inspections, handle tenant improvements, and manage department budgets. A proactive, detail‑oriented candidate with strong MS Office skills is preferred.

Qualifications

• Two to four years related experience or equivalent.
• Knowledge of ventilation/air conditioning, heating, electrical, plumbing, carpentry, painting.
• Understanding of city and state building codes, OSHA requirements, and ADA.
• Ability to manage priorities and workflow and adapt to changing priorities.
• Understanding of Microsoft Office Products.

Responsibilities

• Regularly inspects equipment, buildings and property; oversees maintenance via preventive program.
• Troubleshoots maintenance issues prior to contacting vendors/contractors.
• Ensures repairs completed in a timely, cost-efficient manner per specifications.
• Organizes tenant improvements and special projects (reading blueprints, staging).
• Oversees HVAC, plumbing and electrical systems management.
• Maintains positive, prompt response to work orders from the building.
• Supports Business Manager in selecting contract services and monitoring performance.
• Monitors inventory levels and purchases supplies within budget.
• Ensures fire and safety inspections are completed and compliant.
• Manages department expenses within approved budget.
• Responds to after-hour emergencies.

Overview

Coordinates daily operations of the building maintenance; including, but not limited to, maintaining all equipment, buildings and property in proper condition.

Responsibilities

• Regularly inspects company equipment, buildings and property; oversees maintenance of property including but not limited to offices, public areas, and equipment through implementation of preventive maintenance program.
• Ability to troubleshoot maintenance issues prior to contacting vendors/contractors.
• Ensures all maintenance and repairs are completed in a timely, cost-effective manner and according to all specifications.
• Capable of organizing and executing tenant improvements and special projects (i.e.- reading blueprints, staging).
• Oversees maintenance of organization’s physical operations including but not limited to heating, ventilation and air conditioning, plumbing, and electric systems.
• Positive and prompt response to work order requests from building
• Support Business Manager in the selection of contract services, vendor negotiation of service agreements and monitoring of vendor/contractor performance.
• Monitors and maintains proper inventory levels and purchases necessary supplies within approved budget limits.
• Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and

Qualifications

QUALIFICATIONS:

• Two to four years related experience or equivalent
• Knowledge of ventilation/air conditioning, heating, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
• Understanding of city and state building codes, OSHA requirements, and ADA
• Ability to manage priorities and workflow
• Willingness to work within constantly changing priorities

PHYSICAL REQUIREMENTS:

While performing the duties of this job, the employee is frequently required to do the following:
