Job summary

Franklin Resources is seeking a facilities maintenance technician responsible for keeping and repairing physical structures, grounds, electrical and plumbing systems, and equipment. The role includes painting, snow removal, and assisting other departments with moving supplies and furniture.

The position requires basic tool literacy, ability to read safety rules, and strong teamwork and problem-solving abilities. On‑site work in Seattle with potential on-call duties.

Qualifications

Responsibilities

  • Receives work orders or verbal instructions from supervisor and completes tasks.
  • Cuts grass, maintains grounds, and plants flowers as needed.
  • Maintains and repairs electrical and plumbing systems in buildings.
  • Repairs or replaces switches, fuses, wiring, and related components.
  • Paints interior and exterior walls and trim.
  • Repairs parking lots and sidewalks with asphalt or concrete.
  • Operates snow removal equipment for parking areas.
  • Assists other departments with moving furniture and unloading supplies.
  • Responds to on-call emergencies within 30 minutes when required.
  • Maintains clean, safe work areas and adheres to safety procedures.

Job description

Summary

This position is primarily responsible for maintaining and repairing physical structures of buildings, including electrical and plumbing; repairing/replacing appliances; and maintaining grounds by performing the following duties.

Duties and Responsibilities
  • Receives written work orders or verbal instructions from supervisor for completion
  • Cuts grass and trims weeds on organization's property
  • Digs flower beds and plants flowers
  • Constructs decorative flower garden borders from wood
  • Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping
  • Maintains the grounds by picking up trash
  • Washes windows
  • Empties trash cans and consolidates trash for weekly pickup
  • Must possess basic knowledge of hand tools
  • Paints interior and exterior walls and trim
  • Repairs parking lot and sidewalks with asphalt, cold patching materials, and concrete
  • Operates snow removal equipment to maintain parking lots and sidewalks
  • Maintains and repairs buildings' plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses
  • Repairs or replaces building brick, stone, and concrete
  • Maintains and repairs wood parts of buildings
  • Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper, and riding mower
  • Assists other departments with moving furniture, appliances and unloading and storing supplies
  • If part of on‑call rotation, required to respond to all emergency calls onsite within 30 minutes of receiving call
  • Performs other related duties as assigned by management

Qualifications
  • High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
