Job summary

American University is seeking a Zone Operations Manager to supervise trade personnel across maintenance and repair in university facilities, coordinating in-house and contract resources to maintain a safe, functional, and attractive living and learning environment on campus.

The role requires 8–10 years of journeyman trades experience with 2–3 years of supervisory responsibility in an institutional setting.

Qualifications

  • High school diploma or equivalent required.
  • 8–10 years journeyman level trades experience.
  • 2–3 years supervisory experience with various trades in an institutional environment.
  • Associate's degree or equivalent strongly preferred; 10+ years of relevant experience.

Responsibilities

  • Defines and prioritizes work to effectively direct the daily operations in each zone by preparing schedules for employees and contractors to ensure work is completed efficiently.
  • Maintains contact with requestors developing effective customer service relationships.
  • Observes and monitors information on the progress of repairs and resource allocations ensuring maximum performance.
  • Ensures availability of supplies and materials to accomplish assigned tasks.
  • Responds appropriately to all emergencies, sensitive, and routine work requests, to provide reliable service to the university community.
  • Monitors the quality of maintenance and repair work, to ensure work meets OSHA, ADA, fire, local and federal regulations.
  • Ensures a high level of quality service, which results in a safe, functional, clean, efficient, and attractive living and learning environment.
  • Participates in the selection of new employees, to ensure competent employees are hired, and is responsible for maintaining order and productivity of the unit, to further the mission of the department.
  • Oversee unit compliance and use of the Performance Management Program and the Individual Development Program to assure that unit and staff development goals are documented and met.
  • Manages daily assignments and various duties, such as budget monitoring and development, work activity reports, and schedules, to accomplish necessary tasks.
  • Utilizes the computerized maintenance management system (CMMS) to manage the work force.
  • Gathers performance data from the (CMMS) to identify trends and workload issues.
  • Reviews plans and specifications for projects in development and process, submits recommendations and is available for consultation on projects, to ensure that university standards are maintained and updated as needed.
  • Attends various meetings and training sessions, to enhance ability to manage, train, and stay up to date with mission and direction of the department.

Job Description: Summary

This position provides daily supervision over trade persons performing maintenance, repair and alterations in university facilities, and organizes in-house and contract resources, to effectively maintain a safe, functional, clean, efficient and attractive living and learning environment. This position requires minimal supervision.

Supervisory Responsibility

Reporting directly to this position are 6 - 16 trade persons assigned according to the zone of responsibility.

Position Type/Expected Hours of Work

Full-time. 35 hours per week. Weekend on-call status approximately every 6 to 8 weeks.

Salary Range

$90,000.00 - $100,000.00 annually.

Required Education and Experience

High school diploma or equivalent. 8 - 10 years of relevant experience journeyman level trades experience. 2 - 3 years supervisory experience with various trades in an institutional environment.

Preferred Education and Experience

Associate's degree or equivalent. 10+ years of relevant experience.

Additional Eligibility Qualifications
  • Ability to read and review blueprints.
  • Experience working in a diverse cultural environment and managing a diverse work force.
  • Maintain valid driver’s license with fewer than 2 points.
  • Ability to walk from one location to another within assigned zone.
  • Ability to work on ladders, scaffolding and at heights of 40 feet or more, and lift 50 lbs. preferred.
