Responsibilities

  • Troubleshoot HVAC/refrigeration, plumbing, electrical, carpentry, and related equipment; perform preventive maintenance.
  • Assist with maintenance of mechanical or HVAC equipment to keep systems safe and functional.
  • Inspect and maintain mechanical rooms and equipment; order parts and assist other trades.
  • Respond to after-hours emergency callbacks as needed.
  • Attend technical training and share knowledge with staff.
  • Maintain accurate files and inventory for deferred maintenance and costs.
  • Provide information to occupants and teams involved in major alterations/renovations.
  • Supervise temporary labor and other trades; contribute to 4,000 work orders/year.

Job Description: Summary: This position performs work in a variety of trades at the American University Washington College of Law (WCL). Responsibilities include work involving: HVAC and refrigeration, fire sprinkler and plumbing, carpentry, electrical, kitchen equipment, painting, and general building maintenance tasks. The role of this position is to provide a safe, functional, clean, efficient, and attractive living and learning environment. This position will be involved in corrective and preventive maintenance and minor alteration work and may supervise temporary labor and/or other contractors as required. This is a union-eligible position.

Essential Functions:
  1. 1.) Troubleshoots problems with HVAC/refrigeration systems, plumbing, electrical, carpentry, fire alarm and sprinkler system and related equipment along with Kitchen Equipment. Performs corrective and preventive maintenance tasks such as repairs to plumbing and electrical systems. Performs carpentry, painting and plastering work in order to prevent equipment interruption through proactive scheduled maintenance. Makes repairs as required to valves, drain plugs, and other types of installed equipment. Repairs floors, ceilings, walls, doors, hardware, thresholds, door jams and other types of building components including painting and repairing drywall. Changes light bulbs and/or fluorescent tubes in a variety of types of lighting fixtures. Repairs and replaces switches, outlets, ballasts and makes other similar electrical repairs. Makes general repairs to include broken glass, loose hand rails, stair treads, carpet, tile, window screens etc. Performs work as scheduled through the work order system, to ensure systems are consistently in good working order, and work is accomplished as quickly as possible.
  2. 2.) Assists with maintenance and repairs for mechanical or HVAC equipment, in order to maintain a fully operational and safe system. Performs major, and minor corrective and planned maintenance on air handling units, pumps, fan coil units, variable air volume units, cooling towers, exhaust fans, building controls and related equipment, in order to maintain a safe, functional and efficient operation and ensure a comfortable living and learning environment.
  3. 3.) Inspects and maintains all building mechanical rooms, work areas and equipment, in order to provide a safe and clean working condition for employees. Orders required parts and materials for minor and major repair work, to ensure necessary supplies are available, as needed. Assists other trades people, in order to perform and accomplish high-quality work. Assists in maintaining shop organization.
  4. 4.) Responds to emergency afterhours callbacks as needed.
  5. 5.) Attends technical training to remain up to date with new equipment that may be installed in the building. Provides cross training and trade related information to other members of the WCL maintenance staff.
  6. 6.) Maintains accurate files and equipment records for deferred maintenance analysis, in order to build a historical database from which to efficiently manage future project costs; and maintains an inventory of tools and supplies sufficient to perform the above tasks.
  7. 7.) Provides information and assistance to building occupants, planners and others involved in major alterations/ renovations to the building.
  8. 8.) This position directly supervises temporary labor and/ or other trades persons as required; and participates in the completion of 4,000 work orders annually in a 350, 000+ square foot facility. This position participates in the maintenance of multi-million-dollar HVAC equipment at WCL. Provides information and assistance to contracted trades for WCL projects, renovations and construction.

Position Type/Expected Hours of Work: Full-time. Non-Exempt. 40 hours/week.

Salary Range: $37.25 - $39.00/hour.

Required Education and Experience:
  • High school diploma or equivalent.
  • Universal CFC.
  • Journeyman’s Certification in 1 or more Trades.
  • Facilities Technician Certification.
  • 1 to 2 years’ experience or knowledge in EM Systems, Siemens Desigo, or Commissioning.
  • 3 to 5 years' HVAC System.
  • 3 to 5 years' general construction or maintenance experience.
  • Advance knowledge of all trades.
Preferred Education and Experience:
  • Master’s Trade Certification.
  • Green Associates or Green O&M.
  • 10+ years of relevant experience.
Additional Eligibility Qualifications:
  • Must maintain a valid driver’s license with fewer than 2 points.
  • Computer skills to include CMMS experience.
  • Provide at least 3 professional references upon request.
