Job description

The Dougherty County Facilities Management Department is hiring for a Building Maintenance Superintendent. The purpose of this position is to perform maintenance and repairs on county and other assigned facilities. Responsibilities include mechanical maintenance and general operation of the facility/facilities that include electrical, HVAC plumbing, painting, and carpentry. This class works under general supervision, independently developing work methods and sequences.

Responsibilities
  • Coordinates, assigns and reviews work and establishes work schedules; maintains standards; monitors status of work in progress; inspects completed work assignments; answers questions; gives advice and direction as needed.
  • Manages the assigned facilities and governs the use thereof. Must be able to read blueprints and understand architectural symbols and designs and have an understanding of building operation management.
  • Responds to County facilities and building occupants to create a comfortable, safe, clean and conducive working environment.
  • Performs routine maintenance and repair activities; completes and logs work orders.
  • Inspects and performs preventative maintenance and repairs on multi-ton HVAC equipment.
  • Installs and repairs lighting systems; installs telecommunications wires and lines.
  • Performs maintenance and manages the electrical systems, plumbing, mechanical, building automated control system for HVAC and other facilities systems.
  • Monitors water systems for facilities, cooling towers and the zero-depth interactive water fountain; maintains inventory of chemicals to treat water; repairs water treatment systems.
  • Monitors fire and life safety equipment and systems.
  • Daily monitors and assist in the inspection of the facilities chiller(s), boiler(s) an elevator(s) if applicable.
  • Coordinates all contractors’ efforts and responds to emergency calls and other after hour call in request.
  • Maintains a healthy, sanitary and safe environment for all occupants; schedules and prepares for various local, state and federal inspections.
  • Requires the ability to read various blueprints: plumbing, electrical, mechanical, and building.
  • Manages fleet of County vehicles, to include scheduled maintenance, major repairs, fuel management.
  • Performs related work as assigned.
Certifications & Training
  • Vocational or Technical Degree or specialized training equivalent to two (2) years of college education with emphasis in building construction, electrical, HVAC, plumbing or related field.
  • One (1) year of building construction or trade experience or an equivalent combination of education, training and experience.
Physical Demands and Hazards

Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.

  • Performs heavy work that involves constantly lifting, shoveling, and carrying 35 to 50 pounds on a regular and recurring basis and exerting 100 pounds of force on an occasional basis.
  • Involves routine and frequent exposure to:
    • Bright/dim light; Dusts and pollen.
    • Extreme heat and/or cold; Wet or humid conditions.
    • Extreme noise levels, Animals/wildlife.
    • Vibration; Fumes and/or noxious odors.
    • Traffic; Moving machinery.
    • Electrical shock; Heights.
Special Certifications and Licenses

Must possess and maintain a valid state driver’s license with an acceptable driving history.
