Job summary

MARTA (Metropolitan Atlanta Rapid Transit Authority) seeks a skilled Building Maintenance Technician to support the headquarters complexes. Qualifications

• One year of experience in providing building maintenance work including knowledge of electrical and mechanical systems.
• Knowledge of carpentry, masonry, and HVAC chillers (minimum 100 tons). Reads architectural engineering drawings and blueprints.

Responsibilities

• Monitors operating efficiency of building systems and coordinates with contractors for boilers, chillers, pumps and other equipment.
• Inspects buildings and equipment to verify preventive maintenance performance and reports malfunctions.
• Coordinates service agreements and monitors personnel performing preventive maintenance (HVAC, carpentry, electrical, plumbing).
• Repairs building systems and equipment (lighting, plumbing, doors/locks, ceilings) and liaises with Building Maintenance Branch.
• Assists in tours with the Authority's insurance provider, Fire Inspector and Safety Officers.
• Maintains inventory of supplies, maintenance equipment, tools and repair parts.
• Performs other related duties as assigned.

Summary

Assists in the monitoring of preventive maintenance work, the inspection and repair of building equipment and apparatus, and the inspection of service/repair/renovation/construction contracts and agreements. Coordinates building, equipment and infrastructure maintenance and repairs to maintain the integrity of all related systems and structural components of the MARTA Headquarters/Annex/IOC Complexes. Installs and maintains interior signage, doors and associated parts, lighting, plumbing and other internal facility systems. Provides inspection of contractors' work to ensure compliance to contract documents and service agreements. Monitors operation of the building systems and equipment and provides reports of system efficiency.

Essential Duties And Responsibilities

• Monitors the operating efficiency of building systems. Acts as point of contact for contractors who maintain boilers, water chillers, heaters, circulating pumps, water heaters, induction units, auxiliaries and other equipment in the MARTA Headquarters/Annex/IOC Complexes. Checks mechanical/electrical equipment controls, gauges, distribution panels, valves and other components to assure continuous elevator, heat, hot water, air conditioning, fire protection and electrical services.
• Inspects buildings and equipment to verify preventive maintenance performance. Inspects MARTA Headquarters/Annex/IOC Complexes equipment, reports condition and notes malfunctioning equipment. Provides inspection service for contracts administered by the branch.
• Assists in the coordination of service agreements/contracts and maintenance programs that require manpower effort. Assists in monitoring contract personnel performing preventive maintenance, construction, HVAC, carpentry, electrical, plumbing, etc.
• Repairs building systems and equipment as needed, including but not limited to: lighting, plumbing, doors and locks, ceilings and other internal facility systems. Acts as liaison for the Building Maintenance Branch to coordinate service, repair, renovation, and construction activity.
• Assists in conducting tours with the Authority's insurance provider, Fire Inspector, Safety Officers and other annual required tours.
• Assists in maintaining an inventory of supplies, maintenance equipment, tools and repair parts.
• Performs other related duties as assigned.

Physical Demands

Walks or stands up to 7 hours per shift when performing field work. Climbs ladders, up to 40 feet, and stairs. Must kneel, squat, stoop or bend to perform tasks. Uses hand tools and powered tools. Must be able to lift 50 lbs. shoulder high.

Work Environment

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Walks in and around MARTA buildings and on properties. Performs duties outside in all weather conditions. May require service coverage 24 hours a day, 7 days a week; at night or on weekends. This position may have exposure to potentially hazardous locations/conditions requiring knowledge of "Confined Space" guidelines. Accesses elevated locations such as scaffolds, roofs or catwalks. Works in vicinity of high voltage.
