  • Maintain clean and organized mechanical rooms and storage areas.
  • Maintain records of work orders and inspections.
  • Assist with snow removal and grounds maintenance.
  • Work with Facilities Management, contractors, staff and students.

Job description

Job Summary: The Building Maintenance Specialist is responsible for performing a variety of maintenance, repair, and preventive maintenance tasks to ensure that campus buildings, facilities, equipment, and grounds remain safe, functional, and well-maintained. This position supports daily operations by addressing work orders, conducting inspections, and assisting with repairs involving building systems and infrastructure.

Job Duties and Responsibilities:

  • Perform routine maintenance and repair of campus buildings, classrooms, offices, residence halls, and common areas.
  • Conduct preventive maintenance on building systems, equipment, and facilities.
  • Troubleshoot and repair issues involving plumbing, electrical, HVAC, carpentry, painting, and general building maintenance.
  • Respond promptly to maintenance requests and emergency service calls.
  • Inspect buildings and equipment to identify maintenance needs, safety concerns, and potential hazards.
  • Replace lighting fixtures, bulbs, ceiling tiles, filters, and other building components as needed.
  • Assist with furniture moves, room setups, and event support activities.
  • Maintain building mechanical rooms, storage areas, and maintenance shops in a clean and organized condition.
  • Operate hand and power tools, maintenance equipment, and vehicles safely.
  • Maintain accurate records of completed work orders, inspections, and maintenance activities.
  • Adhere to safety procedures, OSHA regulations, and institutional policies.
  • Participate in snow removal, grounds maintenance, and emergency response activities as required.
  • Work collaboratively with Facilities Management staff, contractors, faculty, staff, and students.
  • Perform other duties as assigned by supervisor.

Required Qualifications:

  • High school diploma or GED.
  • Two (2) years of experience in building maintenance, facilities operations, construction, or a related field.
  • Working knowledge of plumbing, electrical, carpentry, HVAC, and general maintenance practices.
  • Ability to read and interpret work orders, operating instructions, manuals, and blueprints.
  • Ability to operate maintenance tools and equipment safely.
  • Valid driver's license with an acceptable driving record.
  • Ability to work independently and as part of a team.

Preferred Qualifications:

  • Technical training, trade school certification, or associate degree in a related field.
  • Experience working in higher education, healthcare, commercial, or institutional facilities.
  • Certifications in HVAC, electrical, plumbing, or building maintenance disciplines.
  • Experience utilizing computerized maintenance management systems (CMMS).

  • Knowledge of building systems and preventive maintenance practices.
  • Strong troubleshooting and problem-solving skills.
  • Ability to prioritize multiple tasks and respond to changing needs.
  • Effective verbal and written communication skills.
  • Customer service skills and the ability to interact professionally with campus constituents.
  • Ability to maintain confidentiality and professionalism.

Physical Requirements:

  • Ability to lift and carry up to 50 pounds regularly and up to 75 pounds with assistance.
  • Ability to climb ladders, work from elevated platforms, and access confined spaces.
  • Frequent standing, walking, bending, kneeling, reaching, and climbing.
  • Ability to work indoors and outdoors under varying weather conditions.
  • Ability to respond to emergency situations outside normal work hours when required.

Working Conditions:

  • Exposure to noise, dust, chemicals, and varying temperatures.
  • May be required to work evenings, weekends, holidays, and during emergency situations.
  • Participation in on-call rotation may be required.

Compensation: $20 - $30.00 per hour
