Job summary

The Town of Fuquay-Varina is seeking a skilled Maintenance Technician to perform carpentry, plumbing, electrical, HVAC, and related repairs on town buildings and facilities. You may lead others on tasks and work independently to ensure facilities are safe and functional.

A high school diploma and NC driver’s license are required. The position offers full-time work with varying schedules to support priority maintenance needs and emergency response.

Responsibilities

• Perform carpentry, plumbing, electrical, HVAC and related repairs on Town buildings and facilities.
• Paint interior and exterior surfaces and fixtures using hand tools and power equipment.
• Repairs and replaces plumbing and electrical fixtures; fix walls, doors, windows and other structures.
• Troubleshoot problems and perform semi-skilled to skilled carpentry, plumbing and electrical tasks.
• Digs holes and repairs pipes; assist with landscaping and street maintenance as needed.
• Keep records of work activities and priorities.

Job description

Performs a variety of responsible skilled tasks related to the maintenance and repair of Town buildings and facilities. An employee in this class performs a variety of tasks related to the maintenance and repair of town buildings and other facilities. Work includes performing various maintenance tasks such as carpentry, painting, electrical, HVAC and plumbing repairs to buildings and related facilities. The employee also performs landscaping work such as tree-trimming, mowing, and removing weeds from sidewalks. Work is usually performed independently and may involve serving as lead worker when help is needed. Work subjects the employee to inside and outside environmental conditions, extremes in temperatures, and hazards associated with equipment operation including moving mechanical parts, noise, vibrations, electrical currents, working on ladders, dusts, fumes, oils, gasses, and mists. Work is performed under regular supervision and inspected while in progress and upon completion for adherence to instructions and established standards.

• Performs a variety of maintenance tasks such as applying paint, varnish, stains, enamels to interior and exterior surfaces and fixtures, using power hand equipment.
• Repairs, installs, and replaces plumbing and electrical fixtures; replaces walls, doorknobs, windows, and other structures.
• Troubleshoots problems and performs semi-skilled to skilled carpentry, plumbing, and electrical repairs.
• Repairs and replaces bathroom fixtures, light fixtures, receptacles, switches, and roof shingles, etc.
• Digs holes and repair pipes.
• Participates in solid waste collection and street maintenance activities when needed.
• Keeps records of work activities.
• Performs related duties as required.

• Considerable knowledge of standard practices, materials, tools, and equipment utilized in carpentry, plumbing, and electrical trades work.
• General knowledge of plumbing, carpentry, HVAC, masonry, and electrical maintenance and repair techniques.
• Considerable knowledge of work hazards and applicable safety precautions associated with assigned area of work.
• Some knowledge of town purchasing procedures.
• Some knowledge of equipment maintenance and its operation.
• Ability to understand and follow oral and written instructions.
• Ability to use varied equipment required in performance of duties.
• Ability to establish and maintain effective working relationships with other employees, superiors, and the general public.
• Ability to keep accurate records of materials used
• Ability to set appropriate priorities and work productively without close supervision.

Physical Requirements

• Must be able to perform the basic life operational functions of climbing, balancing, stooping, kneeling, crouching, crawling, reaching, standing, walking, pushing, pulling, lifting, grasping, feeling, talking, hearing, and repetitive motions.
• Must be able to perform heavy duty work, exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
• Must possess the visual acuity to operate equipment and motor vehicles, perform trades tasks, use measurement instruments; read instructions and inspect work for accuracy, neatness, and thoroughness.

Desirable Education and Experience

• Graduation from high school and experience in the building trades such as plumbing, electrical, HVAC and carpentry work; or an equivalent combination of education and experience.

Special Requirement

• Possession of a valid North Carolina driver’s license.

Additional Information

• The starting salary will be determined based on the selected candidate's skills and qualifications.
• Schedule is Monday - Friday 7:00 am - 3:30 pm - flexibility required due to priority maintenance requirements.
• This position is designated as critical personnel, requiring performance of duties during inclement weather or other emergency situations to ensure continuity of town services.
