Performs skilled mechanical work such as trouble shooting, lubrication, repair, electrical, plumbing and fabrication. Maintains records on all equipment.
- Must be capable of regular and predictable attendance at a specified location in order to perform assigned tasks.
- Diagnoses faults and malfunctions to determine required repairs of building systems using appropriate testing equipment.
- Dismantles equipment to gain access to and remove defective parts; replaces worn or damaged parts and reassembles equipment.
- Adjusts functional parts of equipment and control instruments. Repairs or replaces defective parts in building systems.
- Installs special functional and structural parts in systems.
- Cleans and lubricate parts.
- Sets up and operates drill press, grinder, welder and other metalworking and woodworking tools to make and repair parts.
- Initiates purchase order for parts and machines.
- Monitors HVAC and plumbing systems for proper and efficient operation and performs repairs and adjustments as needed or requested.
- Paints walls, ceilings and fixtures, repairs masonry, repairs office equipment, and performs other general maintenance function as needed.
- Removes snow in winter with plow truck and/or by hand, operates lawn and outdoor maintenance and construction equipment.
- Utilizes a computerized maintenance management system (CMMS) to receive and track work orders.
- Other duties as assigned.

SUPERVISION RECEIVED:- Supervision is received from the Facilities Operations Manager.
SUPERVISION EXERCISED:- No Functional and administrative supervision is exercised over support staff.
Qualifications
- High School Diploma or G.E.D. required.
- Considerable (3-5 years) job-related experience performing maintenance duties required.
- Associate's degree (A.A) or equivalent from two-year College or technical school in one of the construction/mechanical trades preferred.
- Certification or license in electrical, plumbing or other construction trade preferred.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Considerable knowledge of plumbing systems; working knowledge of electrical, HVAC and boiler systems.
- Considerable mechanical ability to repair mechanical devices and instruments; ability to read blue prints, understand and follow written and oral instructions.
- Plow truck experience preferred.
- Must have a valid Iowa Driver's License and be insurable under the county's guidelines.
- Must regularly lift and/or move up to 50 pounds, and occasionally lift and/or move up to 75 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- May be required to work weekends and overtime hours.
- Will be required to be in rotation for on-call coverage.
