About Us:The City of Glendale’s Development Services Department is made up of theBuilding Safety,Planning, andGIS/MappingDivisions. These Departments serve the City and its citizens to ensure building code standards are met, structure plans are reviewed to ensure safety and proper code/zoning requirements are adhered to, all planning and development projects have had a through permit review process, and that the latest GIS databases and Maps have all the latest information.The Role:The Residential Building Inspector performs building inspection work toensure compliance with the City's building, electrical, mechanical/plumbing codes, other City ordinances, and State and Federal laws for the Building Safety Division of the Development Services Department.Salary:This position is:- FLSA non-exempt, and will earn overtime for any hours worked over 40 in a week.
- A Grade 317 with with an hourly salary between $28.8957 - $43.3438.

- Vacation leave accrues at:
- 5.33 hours per pay period (138 hours/17.25* days per year)
- Increases to 6.12 hours after 5 years
- Then caps out at 7.6 hours after 10 years of service.
- Sick leave accrues at 4.4 hours per pay period (114 hours/14.25 days* per year).
* Days per year estimates are based on an 8-hour work day.Retirement:This position participates in theArizona State Retirement System (ASRS).- The current contribution rate is 12.27%.
- Contributions are mandatory, and are collected each pay period.

- Inspects industrial, commercial, and residential buildings, during various stages of construction and remodeling; makes independent decisions regarding compliance with codes and ordinances of the City, State, and Federal agencies and construction methods.
- Analyzes buildings undergoing change of use or occupancy, buildings being moved or demolished, and damaged or dilapidated buildings; provides viable alternatives to bring building into compliance.
- Determines extent of damage, safety factors and necessary permits required to repair damaged or dilapidated buildings.
- Clarifies requirements or intent of construction codes, methods, restrictions, materials, and inspections to architects, engineers, contractors, and homeowners.
- Analyzes plumbing installations for potential or actual cross connections that would contaminate potable and non-potable water.
- Conducts mobile home and sign inspections to assure compliance with codes, city ordinances and state regulations.
- Inspects energized electrical service panels and related components.
- Reviews plans submitted by engineers, architects, designers, contractors, builders, and homeowners to assure compliance with City codes and ordinances; checks plans at job site for compliance.
- Negotiates alternative solutions at the job site to gain code compliance.
- Prepares reports and maintains files of inspections and issued permits and citations.
- Coordinates and schedules inspection requests regarding permits.
- Conducts and attends training sessions on construction codes.
- Reviews special inspection reports submitted by engineers, and architects.
- Researches and reviews new material and methods used in building construction.
- Provides quality customer service.
- Operates city vehicles.
- Performs other related duties as assigned.
Minimum Qualifications:
Two years of college or vocational course work in building construction, drafting, engineering studies or a related field, and two years experience in building construction or building inspections.
Any equivalent combination of education, training and experience that provides the required knowledge, skills and abilities is qualifying. One year of relevant experience may be substituted for each year of required education.Knowledge of:
- Construction principles, and techniques applicable to building plumbing, mechanical and electrical codes and city ordinances applicable to residential and small commercial construction
- Building, plumbing, mechanical and electrical materials and methods of construction
- Building codes, construction methods and materials used in all phases of construction
- Legal requirements related to Building Code Enforcement
Ability to:
- Exercise independent judgement and make on-site technical decisions
- Establish and maintain effective working relationships with city staff, contractors, homeowners, architects, engineers, developers and the public
- Interpret and explain technical building codes, ordinances, plans, diagrams and specifications
- Prepare and maintain complete and accurate records and reports
- Communicate effectively verbally and in writing
- Recognize and diffuse potentially hostile situations
- Negotiate effectively and obtain regulatory compliance
- Operate city vehicles
Special Requirements:
- A valid Arizona driver's license.
- ICC Certification as a Building Inspector within six (6) month of employment.
- This position is classified as safety-sensitive which requires candidates to successfully undergo drug and alcohol testing prior to employment. They will be subject to further drug and alcohol testing throughout their period of employment in accordance with the City of Glendale Substance Abuse policy. A post-offer physical assessment is required. The City of Glendale will incur the cost of all required testing.
