Job summary

ABM Industries is seeking a Building Engineer to operate and maintain boilers, chillers, HVAC equipment, and electrical systems in a client facility. The role emphasizes energy efficiency, preventive maintenance, and safety compliance.

You will coordinate with vendors, manage work orders, and document activities while ensuring environmental conditions meet building management specifications. On-call duties may be required for emergencies.

Qualifications

  • High school diploma or GED required; vocational/trade school or technical degree preferred.
  • 3–5 years of hands-on building engineering or commercial facilities maintenance experience.
  • Universal EPA 608 Refrigerant Handling Certification required.
  • Stationary or Operating Engineer license preferred; Boiler Operator license a plus.
  • Working knowledge of HVAC, boiler, plumbing, electrical, and life safety systems.
  • Ability to read and interpret mechanical, electrical, and plumbing drawings.
  • Experience executing Preventive Maintenance programs.
  • Familiarity with building automation/control systems (BAS/BMS).
  • Ability to work independently, respond to emergencies, and perform on‑call duties as needed.
  • Must be able to lift, climb, and work in confined spaces.
  • Must have good hearing and visual acuity to hear alarms and see strobes/visual alarms.

Responsibilities

  • Operate and maintain building equipment to ensure design operation and proper environmental conditions.
  • Perform preventive maintenance on equipment per manufacturers’ recommendations.
  • Maintain a professional appearance of equipment and engineering spaces.
  • Manage energy usage to minimize operating costs.
  • Oversee HVAC systems, water treatment procedures, electrical and plumbing equipment.
  • Coordinate work orders, vendor relations and building communications.
  • Operate chillers, condensers, evaporators, traps and related valves and refrigerant lines.
  • Operate air compressors and distribution systems.
  • Maintain electrical power distribution and lighting, including safety alarms.
  • Report on Life Safety and Fire Systems and ensure readiness.
  • Schedule preventive maintenance per equipment service specs.
  • Follow directions, read plans, and document activities.

Pay

$41.50 per hour

Responsibilities
  • Operate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management.
  • Perform preventive maintenance on the equipment as prescribed by ABM Engineering Services’ and manufacturers’ recommendations.
  • Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to engineer.
  • Maintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum.
  • Overall responsibility for HVAC Systems, Water Treatment Procedures, Electrical and plumbing Equipment.
  • Coordination of Work Order Procedures, Vendor Relations, Building Management Communications.
  • Operate chillers, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature.
  • Operate air compressors, together with distribution lines and all valves and devices for air control.
  • Maintain electrical power distribution and auxiliaries for building’s lighting, mechanical, plumbing and control components, including lightning maintenance.
  • Operate, maintain, and report on Life Safety and Fire Systems within the scope of this assignment.
  • Preventive Maintenance Program will be scheduled to meet the manufacturer’s required service specifications.
  • Building Maintenance Engineers must have the ability to follow oral and written directions, demonstrate mechanical ability, keep accurate records, operate to the various types of equipment listed.
  • Building Maintenance Engineers must interface with the public, tenants, their peers and supervisors. Verbal and written interpersonal skills are used daily and these skills are essential parts of the position.
  • Must be able to prepare written reports, complete log sheets, and read, interpret and work from plans, drawings and specifications.
  • Building Maintenance Engineers perform supervisory responsibilities in accordance with the organization's personnel policies, priorities, procedures and applicable laws. Responsibilities could include training other employees and assigning and directing work.
  • Building Maintenance Engineers are regularly expected to lift in excess of 40 pounds in the normal course of practicing their trade.
  • Must have good hearing and visual acuity to be able to hear alarms and see strobes/visual alarms and be able to distinguish different colors on lit panels and system controls.
