Job summary

ABM Industries is seeking a Building Engineer to operate and maintain HVAC, boilers, chillers, refrigeration equipment, pumps, and electrical systems across a site. The role requires reading blueprints and building automation controls, with a strong emphasis on energy efficiency and preventive maintenance.

Qualifications

  • Experience: Minimum 3-5 years in building engineering, stationary engineering, or facilities maintenance with hands-on HVAC, plumbing, and electrical work.
  • Licensure/Certification: Valid stationary engineer license or equivalent trade certification; boiler operator license is a plus depending on building class.
  • Technical Knowledge: Working knowledge of HVAC systems, boilers, chillers, refrigeration equipment, air compressors, pumps, and building automation/control systems; ability to read blueprints, wiring diagrams, and equipment schematics.
  • Physical Requirements: Ability to perform physical tasks including climbing ladders, operating in confined spaces, lifting up to 50 lbs, and standby/on-call availability.
  • Education: High school diploma or GED required; trade school or technical degree preferred.

Responsibilities

  • Operate, maintain and repair boilers, heaters, pumps, valves, and lines used in steam distribution.
  • Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, and related systems for temperature control.
  • Operate, maintain and repair pumps, brines and secondary refrigerating liquids with valves and lines.
  • Operate, maintain and repair air compressors and distribution lines with valves and devices for air control.
  • Maintain and repair gas distribution lines and control devices, including associated valves.
  • Maintain water filters, piping and pumps in water distribution systems.
  • Maintain and repair electrical motors and engines powering pumps, compressors and fans.
  • Maintain and repair fuel oil systems including pumps, valves, lines and tanks.
  • Maintain and repair sanitary sewer systems, including sump pumps, basins and piping.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair kitchen equipment.
  • Maintain electrical power distribution and lighting for the building and control components.
  • Calibrate controls for energy efficiency across seasonal changes.
  • Follow Preventive Maintenance Program schedules and manufacturer service specs.
  • Address Life/Safety and security systems within scope of Engineer responsibilities.
  • Perform other duties as requested by Building Management.

Job description

The Building Engineer is qualified to operate or assist in operating all
heating and ventilating equipment, engines, turbines, motors, combustion engines, pumps, air compressors, ice and refrigerating machines, air conditioning units, fans and siphons on the site assigned.

$37.23 - $37.23 an hour

  • Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances, and lines
    used in the distribution of steam and heated or processed water.
  • Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps,
    transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant
    lines and devices used to control temperature.
  • Operate, maintain and repair pumps, handling brines or other secondary refrigerating
    liquids, together with all valves, appurtenances and lines used in the system.
  • Operate, maintain and repair air compressors, together with distribution lines and all valves
    and devices for air control.
  • Operate, maintain and repair all natural and manufactured gas distribution lines, including all
    valves and control devices.
  • Operate, maintain and repair water filters softeners, piping and pumps used in conjunction
    with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines.
  • Operate, maintain and repair all types of electrical motors and engines used to power
    pumps, compressors and fans.
  • Operate, maintain and repair fuel oil systems including pumps, valves, lines, controls and
    fuel tanks.
  • Operate, maintain and repair sanitary sewer systems, including sump pumps, basins, water
    closets, urinals and piping.
  • Maintain and repair trash compactors, including electrical and hydraulic systems.
  • Maintain and repair kitchen equipment.
  • Maintain electrical power distribution and auxiliaries for the building's lighting, mechanical,
    plumbing and control components including lighting maintenance.
  • Maintain proper operation during seasonal changes and recalibrate controls based upon
    seasonal conditions to assure energy efficient operation.
  • Maintain all equipment as required per the Preventive Maintenance Program. The
    Preventive Maintenance program will be scheduled to meet the manufacturer's required
    services specifications.
  • Life/Safety and security systems - Equipment maintenance applicable in Engineer's scope
    will be included.
  • Other duties and responsibilities as requested by Building Management
  • Experience: Minimum 3-5 years of experience as a building engineer, stationary engineer, or in commercial/industrial facilities maintenance, with hands-on work across HVAC, plumbing, and electrical systems.
  • Licensure/Certification: Valid stationary engineer license or equivalent trade certification as required by local/state jurisdiction (e.g., Universal EPA 608 Refrigerant Certification for refrigerant handling); boiler operator license a plus depending on building class.
  • Technical Knowledge: Working knowledge of HVAC systems, boilers, chillers, refrigeration equipment, air compressors, pumps, and building automation/control systems, including the ability to read blueprints, wiring diagrams, and equipment schematics.
  • Physical Requirements: Ability to perform physical tasks including climbing ladders, working in confined spaces, lifting up to 50 lbs, and standing/walking for extended periods, with availability for on-call or after-hours emergency response.
  • Education: High school diploma or GED required; trade school certification, technical degree, or equivalent apprenticeship training in HVAC, electrical, or mechanical systems preferred.
