Job summary

Action Property Management, Inc. is seeking a Building Engineer to maintain common areas and ensure optimal performance of building systems across our communities.

You will coordinate with contractors, respond to emergencies, and support inspections and safety compliance. You will oversee HVAC, electrical, plumbing, and life-safety systems, plus monitor vendor performance and implement preventative maintenance programs.

Qualifications

• Minimum of 3 years of onsite high rise or mid-rise building engineer experience, preferably in property management, hospitality or commercial property management.
• Familiar with the Uniform Commercial Building Code.

Responsibilities

• Oversee and maintain all major building systems, including HVAC, electrical, mechanical, CCTV, fire/life safety, and access control.
• Conduct routine inspections, perform minor repairs, and identify maintenance needs.
• Serve as primary responder to property emergencies and be available for after-hours response.
• Coordinate and monitor city/state inspections, permits, and OSHA safety compliance.
• Supervise onsite vendors such as housekeeping, landscaping, and pool services.
• Develop and execute preventative maintenance programs, annual maintenance schedules, and capital improvement plans.
• Assist with budget planning, track maintenance expenses, and manage inventory of tools and supplies.
• Respond to resident inquiries and train staff on safety and system operations.
• Monitor in-unit construction for compliance and support architectural reviews.
• Participate in Board and committee meetings and maintain safety documentation.
