Job summary

Our Building Engineer performs general preventative maintenance and corrective repair of building systems, equipment, and grounds. They will assist in monitoring building system operations and performance, utilizing skills in plumbing, electrical, painting, roofing, heating, and cooling. The Building Engineer is responsible for understanding all applicable client goals and management agreement requirements to ensure the team delivers on those requirements.

Responsibilities:
  1. Perform all necessary mechanical maintenance and operational procedures to maximize the lifespan and reliability of all mechanical systems.
  2. Handle general maintenance and operational duties, including performance testing, maintenance, adjustment, and general care.
  3. Maintain HVAC equipment such as RTUs, SCUs, Chillers, Boilers, Pumps.
  4. Manage HVAC control systems, with knowledge of DDC and/or Pneumatic Systems.
  5. Maintain plumbing systems, including residential and commercial.
  6. Handle electrical systems, including resetting breakers and scheduling IR Studies.
  7. Manage lighting systems and retrofits.
  8. Oversee general building systems.
  9. Utilize CMMS (Computerized Maintenance Management Software) effectively.
  10. Understand sprinkler systems, fire panels, and fire pumps.
  11. Enter equipment information into the property's maintenance record system.
  12. Participate in educational opportunities to enhance skills and knowledge.
  13. Respond to and complete tenant work orders and PMs in CMMS promptly, including tasks like light bulb replacements, lock repairs, and other requests.
  14. Maintain a neat, professional appearance and repair or replace uniforms as needed.
  15. Perform duties within the required time frame as directed by management.
  16. Oversee and inspect work performed by outside contractors, ensuring compliance with building codes and safety regulations.
  17. Maintain inventory of supplies and tools, and inspect grounds and building condition regularly.
  18. Complete service requests, preventative maintenance, and inspection work orders weekly.
Desired Competency, Experience, and Skills:
  • HS Diploma or GED.
  • Technical, vocational, or on-the-job training in HVAC, electrical, mechanical, process controls, or plumbing.
  • 2-3 years experience in commercial building maintenance.
  • Familiarity with fire/life safety equipment and procedures.
  • Valid, clean driving record and adherence to company vehicle policies.
  • Excellent customer service skills for interacting with tenants, vendors, and contractors.
  • Familiarity with blueprints and code requirements.
  • Universal CFC Certification is a plus.
  • Effective communication skills with tenants, vendors, employees, and visitors.
  • Ability to read and write English to understand manuals, procedures, and reports.
  • Basic knowledge of work order systems and facility operation systems.

This position is 100% in-office. Remote work or telecommuting is not an option.
