Job description

U.S. Facilities, Inc., a consolidated facility management service, is seeking a Building Engineer in Philadelphia. This position is responsible for the operation and maintenance of RTU's, AHU's, VFD, MUR's, boilers, chillers, energy management systems, exhaust fans, laundry equipment, fire alarm systems, refrigeration and all associated equipment in a commercial/industrial HVAC/R environment. The role involves observing and interpreting readings on gauges, meters, and charts that register various aspects of the system’s operation, adjusting controls to ensure safe and efficient operation and to meet service demands; recording system operations in logs; maintaining engines, machinery, and equipment; performing routine, preventive and corrective maintenance; operating building automation systems; maintaining records of maintenance services, repairs, and supplies; making mechanical, electrical, and other necessary repairs; and completing any other duties as assigned.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Performs all repairs and maintenance of heating, cooling, and ventilating components common to building operations.
  • Performs HVAC tasks at the highest level involving piping systems, motors and controllers, pneumatic systems, chilled water, etc.
  • Maintains air handlers and other mechanical equipment by changing filters, belts, oil, cleaning coils and drain pans.
  • Operates, installs, repairs, and maintains mechanical equipment such as air handlers, exhaust fans, automatic valves, pneumatic and electrical controls, and refrigeration systems, as well as space heating and cooling units.
  • Replaces fire and smoke alarm detectors.
  • Replaces sprinkler heads and performs minor repairs on sprinkler systems.
  • Upkeeps, cleans, and paints boiler room equipment.
  • Monitors and files records of certificates and licenses for power plant equipment.
  • Responds to emergencies such as floods and power outages.
  • Must provide own basic hand tools and test equipment.
  • Capable of reading blueprints, drawings, and layouts.
  • Speaks and reads English clearly.
  • Holds a valid driver’s license.
  • Can climb ladders and walk long distances.
  • Passes background investigation with no criminal history.
  • Passes pre‑employment drug screening and random drug testing.
  • Willing to work overtime as required.
  • Able to lift 50 lbs.
  • Can work in all climate conditions.
  • Will work in a correctional environment, 24/7 operation. Shifts will be assigned.
  • Shifts may involve multiple schedules.
  • Capable of working on all building equipment.
EDUCATION / EXPERIENCE
  • High school graduate equivalent.
  • Three (3) years of maintenance experience, plus an additional two (2) years in boiler room or large commercial facility boiler and chiller experience.
  • Ability to operate building automation systems.
  • Philadelphia Class A license required.
