Job description

Position Summary

This position involves a variety of repair and preventive maintenance duties, primarily within the terminal building and front drive as well as general maintenance, including snow removal around the exterior of the building. Emphasis is placed on the operation of HVAC systems, independent and group work efforts, judicial use of time, and ability to complete work correctly in a timely manner. Most duties are performed independently, with the individual utilizing his/her own judgment and initiative to determine priorities and the proper course of action with little or no direct supervision. Performance is reviewed by daily observation, occasional inspection of completed work, and oral and written reports.

This position requires 40 hours per week, plus occasional mandatory overtime.

This is a non-exempt position in the Facilities Maintenance Department. The Building Engineer reports to the Building Engineer Supervisor.

Essential Job Functions
  1. Perform preventive and routine maintenance and repairs on all mechanical (HVAC, boilers, chillers, etc.) equipment.

  2. Work with outside contractors, as assigned, on maintenance of mechanical equipment and general building repairs.

  3. Perform day-to-day operation of HVAC computer control systems.

  4. Perform maintenance, as required, throughout the terminal building and supporting facilities on a wide variety of items, such as lights, locksets, glass, doors, ceiling, elevators, escalators, security equipment, plumbing, emergency generator, fuel, electrical switchgear, sweeping, etc.

  5. Perform snow removal and sweeping around the terminal building complex, include the front drive sidewalks and crosswalks as well as around security gates and walkways on the airside of the terminal.

  6. Coordinate tasks and work assignments with other shifts and departments, as necessary, to ensure continuity of operation.

  7. Communicate, through the use of company radio equipment, essential information to appropriate parties adhering to established protocols.

Knowledge, Skills and Abilities Required
  1. High school diploma GED certificate with the ability to read and write.

  2. City of Omaha, Third Grade Stationary Engineer’s license or higher.

  3. General maintenance ability to understand and make repairs to a wide variety of equipment and machinery (to be mechanically inclined).

  4. Plumbing, refrigeration, electronics, and pneumatic control experience.

  5. Physical requirements include lifting and carrying heavy tools, equipment, and materials (sometimes weighing up to 50 pounds or more). Tasks include operating small snow/ics removal equipment on sidewalks, crosswalks, and terminal ramp areas, moving equipment, repairing mechanical systems, and replacing large components such as HVAC units or generators. The job involves walking, standing, or working on tasks for extended periods, often in tight quarters or on rooftops.

  6. Ability to obtain Non-movement Area certification required by the end of the qualification/probationary period and maintain certification throughout employment.

  7. Ability to operate snow removal and sweeping equipment.

  8. Ability to read and understand task procedures and instructional information regarding the proper operation of equipment and machinery.

  9. Ability to operate a computer, specifically that which controls the terminal building HVAC system.

  10. Valid Nebraska or Iowa driver’s license.

  11. Capable of producing desired results while effectively utilizing available resources.

  12. Ability to consistently take initiative and use sound judgement when making decisions to benefit the organization.

  13. Ability to interact professionally in all situations.

  14. Effective oral and written communication skills.

  15. Reliable, present and punctual in performing essential job functions.
