What You Will Be Doing:
  1. Inspect building systems including fire alarms, HVAC, electrical, and plumbing to ensure proper operation and environmental conditions.
  2. Perform daily repairs, emergency maintenance, and preventive maintenance on assigned properties, including housekeeping chores.
  3. Assist with troubleshooting and repairs of building systems such as plumbing, HVAC, roofs, drains, and kitchen equipment.
  4. Complete work orders for corrective repairs on building structures and systems promptly.
  5. Oversee and inspect work performed by outside contractors.
  6. Maintain lighting systems, including cleaning fixtures and replacing bulbs.
  7. Order materials needed for repairs within the limits set by the Property Manager.
  8. Complete paperwork to close out work orders within deadlines.
  9. Maintain and renew necessary trade certifications and licenses.
  10. Meet periodically with the Property Manager to ensure maintenance goals are met.
  11. Refer requests exceeding routine repairs to the Chief Engineer.
  12. Ensure vehicle readiness as part of the maintenance responsibilities.
  13. Report unusual events or conditions promptly to management.
  14. Perform work in compliance with OSHA guidelines.
  15. Physical requirements include stooping, standing, walking, climbing stairs/ladders, and lifting/carrying heavy loads of 50 lbs. or more.
Qualifications:
  1. High school diploma.
  2. Advanced knowledge of plumbing, electrical, mechanical, roofing, drywall, carpentry, and HVAC troubleshooting.
  3. Excellent communication skills, both written and verbal.
  4. Strong organizational and analytical skills.
  5. Ability to provide courteous and reliable service and present information effectively.
  6. Knowledge of financial principles related to operating budgets.
  7. Ability to analyze and interpret documents.
  8. Problem-solving skills involving multiple options.
  9. Basic computer skills, including Microsoft Office Outlook and work order systems.
  10. Ability to work in a fast-paced environment and adapt to shifting priorities.
  11. Excellent collaboration and communication skills to work with diverse populations.
