Job summary

Dartmouth Health is seeking an experienced Building Automation Systems Specialist to ensure optimal operation of BAS for the hospital and surrounding facilities. You will lead controls modifications, monitor daily operations, and develop commissioning strategies for new systems.

The role requires strong HVAC control systems experience, computer skills, and the ability to troubleshoot and document preventive maintenance. Work may include coordination with vendors and cross-team training.

Qualifications

• Graduate of a post high school two-year technical program related to heating, ventilating and air conditioning, with a focus on building automation systems.
• Five years’ experience in HVAC control systems including electronic and direct digital controls experience.
• Training and experience with electronic circuitry and repairs.
• Strong computer skills.
• Blueprint and control schematic reading experience.
• Air balancing experience.

Responsibilities

• Ensure optimal and efficient operation of building and chiller automation systems; maintain hardware and software for reliable operation.
• Develop control strategies and programs to commission new systems; provide database management and network troubleshooting.
• Perform preventive maintenance and repairs on HVAC equipment; document work orders and changes.
• Address reported issues, analyze problems, implement corrective measures, and document follow-ups.
• Investigate indoor air quality concerns and adjust systems to meet standards; coordinate with vendors for test results and changes.

Job description

Overview

At the direction of the HVAC Supervisor and/or Manager Engineering Operations and Maintenance, responsible for ensuring the optimal operation of the Building Automation Systems. Evaluates systems operation and makes recommendations for improvements. Assists as a team leader, managing the building automation systems for proper and efficient operation. Works with the HVAC Supervisor to establish and implement an ongoing BAS training program for other Engineering staff.

Responsibilities

• Responsible for ensuring the optimal and efficient operation of building and chiller automation systems. Maintain hardware and software for reliable and continuous operation. Works closely with equipment service technicians on changes, repairs and upgrades.
• Responsible for monitoring and review of daily activity performed at the workstations and field laptops for proper operation. Develops control strategies and programs to commission new systems. Provides database management and network trouble-shooting.
• Performs preventive maintenance and repairs on equipment per established procedures for heating, ventilating, air conditioning, chilling, refrigeration, lab grade water, pneumatic and electronic controls, lab hoods, pumps and pump drives. Evaluates effectiveness of procedures and makes recommendations for improvements. Completes all necessary preventive maintenance work order documentation.
• Performs assigned work order repairs on HVAC equipment with consideration for impact on ongoing operations. Evaluates the nature of the reported problem, determines the most effective method of analysis and corrective measures, assures problem correction, and necessary follow-up. Completes all necessary work order documentation.
• Investigates reported complaints and personal observations regarding poor indoor air quality and attempts to remedy the problems utilizing air measuring techniques, study of automation system data, and checking and/or calibration of control devices to assure compliance with established design and ventilation standards.
• Installs and modifies HVAC equipment, ductwork, controls, and other refrigeration equipment in accordance with established plans, specifications, codes and standard, utilizing sound work practices, appropriate methods, materials and equipment and coordinating with other trades. Provides planning and design input as requested. Coordinates and monitors contractor work.
• Takes daily water tests on cooling tower water and closed loop systems, compares results with established parameters, determines and makes appropriate adjustment to minimize corrosion and biological growth in all systems. Records test results and adjustments and reports abnormal conditions. Communicates with treatment vendors to review test results, problems, and potential program changes.
• Evaluates and recommends needs for spare parts and supplies in the storeroom and as necessary to accomplish work orders and projects.
• Maintains personal HVAC and Building Automation skills through a combination of self-study, company training, manufacturers’ workshops, and other professional development activities. Evaluates equipment and systems making recommendations for improved cost effective operations.
• Adheres to requirements of all codes, standards, Hospital and Department policies and procedures. Particular attention must be given to safety related items. Must report observed unsafe situations and practices.
• May be assigned to weekend and off hour coverage, assistance to other trades during routine and emergency situations, assignment to emergency assistance teams, and snow removal.
• Performs other duties as required or assigned

Qualifications

• Graduate of a post high school, Two year technical school program related to heating, ventilating and air conditioning, with a focus on building automation systems Knowledgeable in computer operations with particular emphasis in building automation systems.
• Five years’ experience in the HVAC Control Systems including electronic and direct digital controls experience.
• Training and experience with electronic circuitry and repairs.

• Air balancing experience.
