Job summary

City Property Management is seeking a Community Accountant to manage the full financial operations for a portfolio of HOAs in Arizona. The role covers accounting records, monthly and annual reports, and timely processing of financial transactions, with emphasis on full-cycle accounting and audit-ready documentation.

Ideal candidates bring solid accounting skills, attention to detail, and the ability to communicate with community managers, board members, and external stakeholders.

Qualifications

  • Associate's degree in Accounting or equivalent hands-on bookkeeping/full-cycle accounting experience.
  • Experience with full accrual basis accounting (not cash/modifed accrual).
  • Minimum 5 years of full-cycle accounting or bookkeeping, ideally in construction, real estate development, or HOA/property management.
  • Full-cycle accounting proficiency (AP/AR, GL, reconciliations, financial statement prep).
  • Experience with builder/developer deficit funding calculations preferred; strong candidates without this background will be considered.

Responsibilities

  • Maintain accurate accounting records, files, and documentation in an audit-ready manner.
  • Manage daily cash receipts, post to appropriate accounts, and maintain bank deposit records.
  • Perform journal entries, general ledger adjustments, and account reconciliations.
  • Prepare and distribute monthly financial statements on a full accrual basis.
  • Reconcile accounts payable and receivable summaries monthly.
  • Process accounts payable disbursements twice monthly or as needed.
  • Conduct ACH reconciliation and reporting monthly/quarterly/annually.
  • Ensure accurate and timely posting of recurring payments to maintain precise bank balances.
  • Manage financial records and reporting for builder/developer accounts, including deficit funding tracking.
  • Report accounting discrepancies to management promptly.
  • Collaborate with community managers, board members, and vendors to support accurate and timely financial operations.
  • Perform other duties as assigned.

About the Role

The Community Accountant is responsible for managing the full financial operations for a portfolio of Homeowners' Associations (HOAs). This includes maintaining accurate accounting records, producing monthly and annual financial reports, and ensuring the timely processing of all financial transactions.

This role requires solid full-cycle accounting skills, including experience tracking and reporting finances for an outside party — for example, job costing on a construction project, developer/investor reporting, or vendor account reconciliation. Experience with builder/developer deficit funding and HOA financial reporting is a plus, but candidates with strong, closely related accounting backgrounds are encouraged to apply even without this exact experience.

The ideal candidate brings strong technical accounting skills, excellent attention to detail, and the ability to manage competing deadlines independently. Clear communication with community managers, board members, and external stakeholders is essential.

Duties and Responsibilities
  • Maintain accurate accounting records, files, and documentation in an organized and audit-ready manner
  • Manage daily cash receipts, post to appropriate accounts, and maintain bank deposit records in chronological order
  • Perform journal entries, general ledger adjustments, and account reconciliations
  • Prepare and distribute monthly financial statements on a full accrual basis in accordance with the financial reporting calendar
  • Reconcile accounts payable and receivable summaries on a monthly basis
  • Process accounts payable disbursements twice monthly or as needed
  • Conduct monthly, quarterly, and annual ACH reconciliation and reporting
  • Ensure accurate and timely posting of recurring payments — including utilities, management fees, and reserve contributions — to maintain precise bank balances
  • Manage financial records and reporting for builder/developer accounts, including deficit funding tracking during community transition periods
  • Report accounting discrepancies or irregularities to management promptly
  • Collaborate with community managers, board members, and vendors to support accurate and timely financial operations
  • Perform other duties as assigned
Requirements
  • Associate's degree in Accounting or equivalent hands-on bookkeeping/full-cycle accounting experience
  • Experience with full accrual basis accounting (as opposed to cash or modified accrual)
  • Minimum 5 years of full-cycle accounting or bookkeeping experience, ideally including construction, real estate development, or HOA/property management — other industries with similar work (tracking costs or finances tied to an outside party, like a contractor, investor, or vendor) will also be considered
  • Full-cycle accounting proficiency (AP/AR, GL, reconciliations, financial statement prep)
  • Experience with builder/developer deficit funding calculations preferred; strong candidates without this specific background will be considered
