Job description

Job Title: BMS Controls Technician

The BMS Controls Technician services and commissions building management systems (BMS) and electrical power management systems (EPMS) for new and existing facilities. This role installs and configures building control components, performs low-voltage panel work, and ensures systems operate reliably and efficiently. The technician collaborates closely with subcontractors and project teams to deliver smart, sustainable facility solutions that improve performance, reduce operating costs, and support energy and carbon reduction goals.

Responsibilities
  • Service and maintain existing building management systems (BMS) and electrical power management systems (EPMS) to ensure reliable and efficient operation.
  • Start up and commission complete BMS and EPMS control systems, verifying proper functionality and integration.
  • Install building control components, including controllers, panels, conduit, sensors, and related hardware, in accordance with project specifications and codes.
  • Build and wire low-voltage control panels following standard procedures and safety requirements.
  • Work closely with installation subcontractors and coordinate activities to ensure projects are completed on time and in compliance with codes, standards, and contract requirements.
  • Perform point-to-point checkout of control systems to confirm correct installation, wiring, and device operation.
  • Perform software and hardware calibration to achieve proper equipment and system performance.
  • Install and terminate low-voltage control cabling for small projects as needed.
  • Lead or support project commissioning activities, including participating in daily meetings and documenting results and issues.
  • Review schematics, network topologies, electrical one-lines, device wiring drawings, and control drawings to guide installation and troubleshooting.
  • Apply a strong understanding of open protocols such as BACnet IP, BACnet MSTP, Modbus TCP, and Modbus RTU when configuring and integrating devices.
  • Terminate and verify wiring to terminal blocks, including RS-232, RS-485, and CAT5/CAT6 cabling.
  • Troubleshoot BMS and EPMS issues by diagnosing problems and working toward practical, timely solutions.
  • Maintain working knowledge of code requirements for indoor and outdoor electrical infrastructure and apply safe practices when working with higher voltages (120V, 240V, 480V) for controls purposes.
  • Use BMS software, including Niagara-based platforms, to configure, program, and adjust control logic and wire sheets.
  • Adjust basic networking and PC settings to access, set up, and commission devices on building networks.
  • Communicate progress, findings, and issues clearly and regularly to project stakeholders.
  • Manage multiple tasks and projects simultaneously across different customers and sites.
Essential Skills

  • Strong troubleshooting skills with the ability to understand complex problems and work toward reasonable, effective solutions.
  • Ability to read and interpret schematics, including network topologies, electrical one-lines, device wiring drawings, and control drawings.
  • Familiarity with CAD and construction drawings sufficient to support installation and commissioning activities.
  • Strong understanding of open protocols such as BACnet IP, BACnet MSTP, Modbus TCP, and Modbus RTU.
  • Knowledge of terminating wire to terminal blocks, including RS-232, RS-485, and CAT5/CAT6 cabling.
  • Understanding of code requirements for indoor and outdoor electrical infrastructure and safe handling of 120V, 240V, and 480V for controls purposes.
  • Experience with BMS software, with Niagara‑based systems preferred, including familiarity with wire sheet programming and control logic.
  • Basic networking skills and the ability to adjust PC settings to access, configure, and commission devices on a network.
  • Ability to own tasks from beginning to end while effectively communicating progress and issues.
  • Ability to work both independently and as part of a team in field and office environments.
  • Ability to multi‑task and manage multiple assignments across multiple customers.
  • Basic proficiency with Microsoft Word, Outlook, Visio, Excel, and PowerPoint.
Additional Skills & Qualifications
  • Experience with building automation systems and building management systems, including Niagara‑based platforms.
  • Field service experience supporting BMS and EPMS in active facilities and construction environments.
  • Commissioning experience, including participation in daily commissioning meetings and documentation of results.
  • Comfort working in a hybrid role that spans office‑based tasks, remote work, and on‑site field activities.
  • Strong written and verbal communication skills for coordinating with subcontractors, site teams, and project stakeholders.
  • Organizational skills to handle project‑driven variability, travel, and changing priorities.
  • Interest in contributing to smart, sustainable facility solutions that reduce operating costs, flatten capital spending, reduce carbon emissions, and support long‑term sustainability goals.
Work Environment

The technician spends significant time on customer sites reviewing field conditions, coordinating with site teams, and supporting installation, commissioning, and service activities. When not traveling, the technician works from a home office and performs tasks that can be completed remotely. The role involves standard working hours with project‑driven variability based on site schedules, commissioning windows, and travel requirements. Travel is determined by the project portfolio, and driving from home to a project is considered commute time if the distance is less than 30 miles. When multiple sites are visited in a single day and mileage is high, mileage reimbursement may be available according to company policy. Physical requirements include periods of sitting and standing, as well as occasional site visits that may involve navigating active job sites and mechanical spaces. The environment is technology‑driven, with regular use of BMS software (including Niagara), Microsoft Office tools, and networking equipment to configure and commission systems. Dress expectations align with professional field and construction environments, including appropriate attire and personal protective equipment as required by site conditions.
