Pratum Companies seeks a bilingual leasing/recertification specialist to support compliance and occupancy at an affordable housing community in Newark, NJ. The role focuses on annual and interim recertifications for HUD Project-Based Section 8 and LIHTC properties, ensuring accurate income verification and updated resident files.

Qualifications

• Minimum 3 years of experience in affordable housing, property management, occupancy, or housing compliance.
• Hands-on experience processing HUD Section 8 and/or LIHTC annual and interim recertifications.
• Working knowledge of HUD occupancy and income requirements.
• Experience reviewing income, assets, allowances, deductions, household composition, and supporting documentation.
• Experience with EIV and other income-verification systems.
• Bilingual Spanish-English with strong written and verbal communication.

Responsibilities

• Process annual and interim recertifications for HUD Project-Based Section 8 and LIHTC properties.
• Conduct resident interviews and verify income, assets, and other documentation.
• Maintain accurate resident files and ensure compliance with program requirements.
• Utilize HUD rules, EIV, and income-verification systems to support occupancy goals.
