The Maintenance Technician, also known as Service Technician, responds to maintenance requests, ensuring property standards and legal compliance.

Essential Job Functions

• Schedule and perform preventative maintenance and apartment turns.
• Diagnose and repair HVAC, electrical, plumbing, pool, carpentry, drywall, exterior, and appliance issues.
• Respond promptly and professionally to work orders.
• Ensure timely and proper apartment turnovers.
• Provide excellent customer service to residents.
• Use Siteplan for emergency maintenance scheduling.
• Inspect buildings for safety and cleanliness, report repairs needed.
• Assist with vendor and contractor coordination and bidding.
• Manage maintenance supplies within budget.
• Prepare and submit invoices accurately.
• Participate in training on fair housing, safety, and non-discrimination.
• Comply with safety and legal standards.
• Maintain reliable attendance and report issues.
• Perform other duties as assigned.

Minimum Qualifications/Skills

• Certifications such as EPA Type I & II, HVAC, CPO, or state-required licenses.

Desired Qualifications/Skills

• High school diploma or equivalent; college hours preferred.
• At least 1 year of experience in electrical, painting, drywall, or plumbing.
• Availability for night/weekend call duty.

Work Schedule

Typically 9am-6pm, Monday-Friday, with extended hours or weekends as needed.

Physical Requirements & Environment

Must be able to sit, stand, walk, reach, grasp, bend, lift up to 100 lbs, and work in various environmental conditions. Travel may be required.
