Qualifications

The Maintenance Technician, also known as Service Technician, responds to maintenance requests as directed by the Maintenance Manager/Supervisor or property staff, ensuring the physical aspects of the property meet company standards and legal requirements.

Essential Job Functions
  1. Schedule, monitor, and perform preventative maintenance and apartment turns.
  2. Diagnose and repair HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural issues, and appliances.
  3. Respond promptly and professionally to work order requests.
  4. Ensure timely and efficient apartment turnovers and verify work completion.
  5. Provide excellent customer service to residents, fostering a quality living experience.
  6. Use Siteplan to schedule and perform emergency maintenance when needed.
  7. Inspect buildings and grounds for safety and cleanliness, reporting repair needs.
  8. Assist with scheduling and communication with vendors and contractors.
  9. Assist with obtaining bids and oversee contractor work for completeness.
  10. Assist in purchasing maintenance supplies within budget constraints.
  11. Prepare and submit invoices following guidelines.
  12. Communicate maintenance status to supervisor.
  13. Participate in company training on fair housing, safety, and anti-discrimination policies.
  14. Comply with all safety standards, laws, and regulations.
  15. Maintain high productivity through reliable attendance and punctuality.
  16. Perform other duties as assigned.
Minimum Qualifications/Skills
  • Certifications such as EPA Type I and II, HVAC, CPO (pool), or as required by law.
Desired Qualifications/Skills
  • High school diploma or equivalent (college hours preferred).
  • At least 1 year of experience in electrical, painting, drywall, or plumbing.
  • Availability for night/weekend on-call duties.
Work Schedule

Typically 9 am-6 pm, Monday-Friday, with possible extended hours or weekends as needed.

Physical Requirements and Environment

Must be able to sit, stand, walk, reach, grasp, bend, crouch, lift/carry up to 100 lbs., push/pull with assistance, and have good vision. The role involves exposure to mechanical parts, outdoor weather, fumes, chemicals, heat, electrical hazards, vibration, and moderate noise. Travel within the region may be required.
